Multi fuel heater/stove

We are in the process of buying our first home. Our survey suggested we get a Heat Engineer to check out the stove in the living room.

The engineer essentially said that the stove needs to be replaced; the wooden mantel beam is too close to stove pipe; wooden skirting is installed over the hearth; internal cheeks of the opening are wood and are too close to the stove; need a new chimney cowl and need to clean the chimney.

Has anyone ever had something similar? If so, can I ask the ball park cost it took for you to get it fixed? We have asked a few companies for quotes, but many need to see it in person (and we will not complete until September.)

I think at todays prices if you allow £2-3,000 it should cover this.

We had a chimney converted, lined, new cowl, enlarged the space for the stove, new mantle, lined with fire bricks and plastered for £1,600 plus vat . This didn't include the mantle or the fire brick chamber, but did include labour, cowl and liner.

We have a new inset fireplace and flue being installed next week cost £2,400 (includes capping and removing the gas fireplace).
