Party wall notice/neighbour's loft conversion

New neighbours just moved in a month ago and dropped off a party wall notice that they will be doing a loft conversion within permitted development rules.

I have no issue with them doing an extension, but have had problems with previous neighbours damaging my property so want to ensure I am properly protected should anything go wrong. He said his brother's loft conversion firm will be doing the work.

What do I need to consider before signing/appointing a surveyor? TIA

You might wish to consider a joint surveyor, however, I’d suggest you get your own (even though this will cost them more). Make sure the person you choose actually understands building work.

Reject their surveyor. Appoint your own. Use a reputable company. Some structural
engineers do this work so see who you can find who is actually qualified. Then list your concerns and talk it through with them.Your PWS will then make an agreement with their PWS. With photos! You get in touch with your PWS if you have concerns about non compliance.

No harm talking to their surveyor, but then try a few others. They will be representing you and you need to feel comfortable with them. Key issues with lofts - chimneys, if steels bump into them, raising walls, your future options to do the same - how your own loft dormer might dovetail (or otherwise) with theirs. If they have the drawings in front of them they should be able to walk you through the issues. Then go with the one that puts you at most ease.

I've read quite a number of posts on here where someone already has a loft conversion. When their neighbour does the same, they can then very clearly hear each other through the newly adjoining wall. I'd be asking about sound insulation; either in case you already have a conversion or in case you do one in the future. Good to discuss it in advance.
