I am about to extend my kitchen and as part of the project I need new flooring for the ground floor of my house. It’s not huge - about 80 m sq. this is hall, sitting room, and the new kitchen/living/ diner space plus a utility room and downstairs loo.

my budget isn’t huge either - about £5k.

I love wooden floors - and would like herringbone style. But I want something durable - I am worried about wooden flooring in the kitchen, utility and wc.

I would love to see pictures of peoples flooring with an idea of the cost.

@FfeminyddCymraeg can I ask what is cost to get them laid? I would live tiles - but I worry about chips and having to redo the grouting

We had them fitted for about £5k all in. But - that was before the prices of everything went up (beginning of last year) and I think the tiler miscalculated his labour costs as it took him about 2 weeks to do the whole downstairs.

They are actually grey-oak but the lighting here makes them look more yellow-oak.

We have engineered oak in ours, but straight boards - I think herringbone will date fairly quickly. In our old house we had (slightly bold) lilac large rubber tiles. Sounds hideous I know, but it worked surprisingly well and was dead simple to maintain and had the added bonus that things rarely smashed when dropped.

Trim your kitchen budget by getting cheaper worktops that can be easily replaced 2/3/4 years down the line. Put your money into your floor. It’s a do it once, do it best type of job that should last for years and years. Do it cheaply and you’d have to rip out the kitchen and utility room etc to replace it

We have LVT in our kitchen, we found a stone tile effect and were delighted with the result. Our original plans were herringbone, however after ordering a few samples we thought the stone tiles looked much classier - we did shop around, as some of the prices we looked at were crazy. Luckily we found a good deal in the end, I hope this helps

Also look at Polyflor. It's similar to Amtico and Karndean. Used in commercial settings sometimes so hard wearing.

We have just had polyflor laid, Camaro, really pleased with it. I think the fitter is key. They do a herringbone and is way cheaper than karndean, same sort of stuff tho.

We've just had herringbone oak effect LVT fitted to 95m2 of our ground floor. £3k for the material and £2.5k to fit.

Ours was 33 sq m, was 2k in total, including latex pre floor, supply and fitting. 3 days work in total.

We originally looked at the Karndean herringbone and fell in love, however the cost was way out of our budget unfortunately. Having visited a few local show rooms, we came across stories flooring online and found a similar floor which was much cheaper, and ended up choosing this floor - White Oak
