Which house?!

Both houses have the SAME footprint and are on the same estate.

House 1:
510k
South East facing open plan living room + kitchen
South East facing garden
Laminate flooring throughout (not to my taste)
Kitchen not to my taste
Layout of open plan living room + kitchen not ideal as there is a TV port in the wall next to the kitchen unit, meaning we can't have a corner sofa against the kitchen unit to maximise space
Walls need repainting as not to my taste (pink)

House 2:
500k
North facing open plan living room + kitchen
North facing garden (garden slightly less nice than House 1 but does have a raised decking at the back for seating)
Carpet in bedrooms (to my taste)
Bedrooms beautiful colour and panelling to my taste
Kitchen to my taste
Floor in open plan living room + kitchen to my taste
Can have a corner sofa as TV port on the "correct side" of the open plan living room + kitchen
Garage has been part converted to a gym (this is a plus for me but not sure if it would be to others)
Crack in en-suite sink
2 mins further from station and 2 mins closer to a proposed residential development

Thank you in advance!

Is it expensive to change where the TV jack is?

Also, worth bearing in mind that House 1 is £10k more. House 2 also has a garage gym conversion.

Don’t have a TV port at all. We haven’t used the aerial in years. We stream everything.

We have a north facing garden and get loads of sun, often have to put out sunshades etc. for the kids in the summer. I don't get why people dislike them so much.

Same here.
With the current fashion for large glazed areas at back of houses, a south facing garden can mean an unbearably hot kitchen living area in the summer
In the current weather, I'd hate a sou h facing garden!

I think I am now leaning towards house 1- when it comes to selling, people will consider the way the garden faces.

Yes they will. This will affect how quickly the house sells when you are the owner, which could end up being important.
All the things you don't like about house 1 can be fixed with a little time and money. Nothing too expensive either.

Is removing the TV port an easy job?

I think whilst many of you have positive experiences with the North facing gardens, it may put potential future purchasers off.

Well it didn’t put any of us north facers off nor the other half a dozen folk we had to bid against to get our house but it does sound like you have firmly made mind up on the garden situation so sounds like south facing house 1 is the one for you ! Good luck !

Ignore the mess, but this is our north facing garden right now. Plenty of sunshine

You need to consider the size and shape of the garden, as well as the elevation of the property when considering how much the facing matters.

We have a south-west facing garden - at the moment it is sunny till past 8pm, too hot to sit in and also makes the back of the house where the main bedrooms and living area are unbearably hot. I will be snapping up one of these NE facing houses languishing on the market next time we move 🤣

so long as the north facing garden isn’t tiny and surrounded by houses it will still have sunny bits
