When do we instruct a surveyor and what happens next?

We have a property to sell and one to buy (and haven't moved for over 30 years so no idea how things work now). Offers have been accepted at both ends and we sent in all the paperwork our solicitor asked for a week ago.

We know we want a full building survey. We haven't heard anything from our buyer since we accepted his offer. He is in a chain of 5. We don't want to waste money on a survey if things aren't progressing but don't want to hold things up either. How do we time this? Do we ask our EA how things are progressing first? Do solicitors normally advise when they are ready for this stage? We won't need a mortgage so that won't affect the timescale. We're not sure what we're supposed to be doing at this stage.

Having done two surveys this year, I’d say turnaround times are very good. 1-2 weeks to book an appointment once you choose a surveyor and a good firm will get you the report back within five days. It’s been the quickest stage each time compared to mortgage offers, searches etc. So if you’re nervous about committing costs I’d say you’re fine to wait until you have some tangible process from your buyer.

The only thing to bear in mind however is that if there is a risk that you will need to negotiate a reduction it’s better/easier if your vendors know that sooner rather than later.

Your EA should take charge of chasing your buyer and finding out where things are at. I’m surprised they’ve not already asked for an update on mortgage application and searches.

Perhaps consider homebuyers insurance. It gives peace of mind before spending a fortune and the purchase not proceeding
