Why would a sold property (whie still SSTC) be removed from agent;s site and Rightmove?

I don't know if I should be concerned that a property I'm buying is off the sites (while the agent is showing other one in same block that are also SSTC), especially as the vendors gone quiet.

They wanted to exchange two weeks ago but didn't hae a few docs ready that my solicitor wouldn't exchange without. He also said they were hinting at an open completion date if we exchanged then, which he said was unaccceptable.

He's not responded to my recent messages wheere I've asked for updates, so I assume no updates. All gone silent (more than 2 weeks now).

Now I've noticed this - is there any non-sinister reason they'd want it off the sites?

can you go into the agents office and ask? They will have take it off Rightmove.

I will just call them tomorrow, but meanwhile wanted to ask on here as it got me worried - this agent doesn't deal with sale progressions as such, they hire another co to do that so I haven't even spoken to then since the offer process!

I don't really follow. If I was buying a property and my offer was accepted, I would insist on removing the property from all websites (mainly to minimize the chances of gazumping).

The rightmove is odd, but the radio silence for 2 weeks when you’re close to exchange is more concerning.

But usually they are left on Rightmove with sold stc, and don’t get taken off until days or weeks after completion.

Ask the agent. We offered on a property, offer accepted and then nothing happened for two weeks. We chased the agents, and then found out after another two weeks of nothing happening, that the owner had decided not to sell. But no one had told us, our lawyer or the agent dealing with the property.

Normally it's removed so they can relist with another agent. If it's been taken off the market completely it'd say so.

We moved recently and hoped to exchange contracts a week before. It didn't happen but our house which we were selling showed on Rightmove as no longer on the market at the same time. When asked about it the agent claimed sometimes Rightmove remove it if it's been on too long! I checked the agents website which showed it as having been sold. If I was our buyer I would have been wondering what was going on too.

girlmom but we are 3 months down the line and at the end of enquiries - nless they are furious about us not acceptin an open completion date, but no one communicated that to me.
Tulips well definitely wasn't too long - the other fat that was sold by the same agent is still on SSTC on both sites and it was sold a few weeks eralier than this one.
I fear that they've switched to a different new built house as they've missed their deadline on the priginal one and probably been told it will take months, which I said was too long for me but ther was no attempts from agent or anyone to actually discuss it - I've only told this to my solicitor but it was just one comment, I would wat to at leats discuss it if there is a delay. So I'd be feeling hugely let down of they aer remarketing it after all the fees i've uncurred (this is my 2d purchase after te 1st one fell through).

MrFirstTimeBuyer rightmove don't remove properties, they add SSTC or Sold to listings - pat of point of the website is to see what has sold at what price level and when. If anyone can insist it's the sellers and not even sure if that's easy.

To each his own I guess. I made my offer conditional on taking down the property from everywhere - website/RM/their office window, emails etc. Not taking it off would sjow a lack of commitment by the seller and I have no appetite for that.

It'd be like leaving on your dating website profile on even while engaged and only removing it once married 😁

Well, it's markes SSTC on listings so people now it's off the market - but with so may sales falling through I suppose people can register interest 'in case it doesn't go through', MrFirst

Well, I've heard today from my solicitors saying that the enquiries have been all returned/responded to, from the vendors BUT neither he nor the agent were able to get any info about the dates their new build will be ready, i.e. no dates for completion suggested (he already asked two weeks ago too).
Mabe their tactics is, get everyhting in order so that buyer (me) would be pushed to a long wait after exchange as who wants to strt a new process elsewhere! I mean how the heck to make them respond about the dates?
