Hello Everyone,

I've found a lovely 4 bed house with 4 double rooms, study and a drive. It has a downstairs cloakroom but only one bathroom upstairs. Originally when I made my list of wants for a house, an en-suite was included. I've fallen in love with this house, but it's bothering me that there's only one bathroom. In terms of the possibility of extending the house to add on an ensuite, there's not really room to do so. Would it bother you to have only 1 bathroom in a 4 bed house? Would you buy a 4 bed house with only one bathroom?

I would appreciate your thoughts and comments, as I'm on the fence about it.

It would bother me, I love my en-suite, I have a disability that causes me to be up in the night frequently for the loo unfortunately. I suppose it is whatever you are used too. But if you really want an en-suite, either look into the possibility of installing one, or perhaps the property isn’t the right one for you.

If all the bedrooms are doubles, can you chip a corner off one to create an en-suite? Either in the room you are chipping into or the adjacent one?

I am the same, had a long list of wants/needs but I am moving to a much more expensive area instead of the cheaper more suburban area nearby and sadly en-suite which was one, has gone out if the window. Sometimes it simply is cost snd need to compromise. I know our wages will increase significantly over the next 5 years and throughout course of careers anyway so hoping to upsize then to something better. It therefore would not put me off in a stopgap house as that might be the norm for most people if its a particularly expensive area.

Yes it was an essential that the house we bought had more than one toilet - I wasn't fussed whether it was a downstairs loo or an ensuite but there needed to be more than one, and there's only 3 of us living here. Can one easily be put in?

I wouldn’t be put off, but I loathe lots of on suites anyway, I think it’s over the top and abit naff, but each to their own.
we have a 4 bed house, one bathroom and a downstairs wet room and toilet, for us that is perfect.

We did this in a previous house and it worked really well.

Since you are concerned about one bathroom + guests…what’s wrong with an en suite in the guest room?

It wouldn’t stop other family members using the shower in there when you don’t have guests!

I don't think you're being greedy at all. You will have 2 loos for when someone is tking a bath/shower so nobody will have to go around with their legs crossed. Beyond that, it depends a lot on how you use the bathroom- if there are people in the houshold who take forever in the shower or spend hours on makeup etc in the bathroom and not in their own room, it's more of an issue. In our household of 3 adults nobody wears makeup, none of us hang about in the shower, and I'm the only person who ever has baths. I do do a long-soak-in-the-tub sometimes, but I don't do it every day.😉Only you know how your household really works.

I have an upstairs bathroom and downstairs shower room and four bedrooms. We never ever use the shower downstairs, the loo yes, the shower no. I think it’s been used about twice when the upstairs bath was leaking, until it was fixed.

House sounds exactly what we're looking for. We wanted one bathroom upstairs, downstairs loo (would have been happy if shower room downstairs too). Currently renting a 4 bed with 2 bathrooms and a loo and hate it!

We've just bought a 6 bed with 3 bathrooms and a loo, two of which are en suite, and had builder round to quote for some work. He kept suggesting en suites right, left and centre!

We're actually taking it down to one upstairs bathroom, one downstairs shower room and one downstairs loo. None of them en suite.

It you're planning to stay in the house longterm then go with what works for you. This is our 15-20 year house and wanted a layout that works, fewer loos to clean and being realistic about how often we have guests.

Also, IME when I visit other people, even if they have more than one bathroom, the boiler or water pressure invariably isn't up to more than one person showering at a time, so you have to have a conversation about when it's convenient to shower in the morning anyway.

I've decided that I'm going to go ahead with the sale and see how it goes. Prior to this I had a 4bed house with An en-suite, family bathroom and downstairs cloakroom. I remember dreading the cleaning up, but as it's been a while since I've been renting in-between the sale of my former home, I've forgotten the stress of it all. I currently have one bathroom and toilet and it's been driving me mad. Realistically I doubt I'll have many visitors. Thank you all for your opinions, as it's helped reassure me that I've made the right choice.

Grew up in a 4 bed with one bathroom and no downstairs loo - it was a total non-issue. Now live in a 3 bed with one bathroom and it’s fine.
