House moves - White Goods - Whats the norm?

Partner and I are looking at selling up and buying a place together.

What's the norm when it comes to white goods? Are you expected to leave them as part of the house sale or is it normal to take them with you, if they're not built-in?

Reason I ask is that I have the most amazing washer/dryer and I really don't want to leave it because it's so hard to come by a decent one and I recently bought a nice fridge/freezer (other broke, not being flash) which, again, I really don't want to leave.

Am I being tight or is it expected that I take them?

Usually negotiable, some are more faff to move than they are worth or won't fit the next property.

We're about to move and I assumed that you took them unless integrated. Never occurred to me to leave them...

Just tell both estate agent and solicitor that you are taking fridge and washing machine. I took the washing machine ( fridge was integrated) and just said not included in sale.

Not built in the assumption is they are going with the seller. Those fitted in the assumption is they are staying. However there is a Fixtures and Fittings form that the seller fills in and you can make it clear on there that they aren't staying by ticking the NO boxes.

Was genuinely getting a little choked up at the idea of leaving a washer/dryer that leaves clothes thoroughly clean & dry in one cycle 😅

Thankfully this house is a tiny one so shouldn't be too little space left for them in the van.

It can go either way - which is how I've ended up owning 3 washing machines, 2 dishwashers and 2 fridges in the past.
You specify on the fixtures and fittings form what you're leaving and what you're not.

Both times we've bought from elderly sellers who left all the appliances behind as it was easier for them. Bit of a pain as we already have good quality ones of our own but we rehome via Freecycle.

My current vendors are taking both the washing machine and the fridge freezer. I have one of the former and none of the latter, so it's a bit of a pain.

My failed purchase vendor was going to leave everything. Although some of their white goods were older than I would have ideally liked, having more time to think about and save for the appliances that I really wanted would have been a real plus point.

If it’s mentioned in the house particulars you have to leave it. I specifically didn’t let the EA mention my range cooker so I could take it with me. But as a general rule if you were to tip the house upside down, anything that falls out you can take.

You can offer them to the buyer but the assumption is you'll take them otherwise.

They're not included in the house sale but you can offer the buyers chance to purchase for additional / negotiable price

I offered our white goods for sale on the fixtures and fittings list for a decent 2nd hand price.

Moving a washing machine (you need to put the bolts back in) and a FF does come with risks sonic your can sell and rebuy brand new it can be worth it.

Triple check they will fit in your new place!

This happened to us! We decided to leave our dishwasher in our new build as we knew the house we were buying had a built in one (albeit very old). What we didn't bank on was the elderly seller of our new house deciding to leave the washing machine, tumble dryer, fridge/freezer and two massive wardrobes despite not indicating that he was going to on the contents and fittings form. I tried to tell myself that inheriting a tumble dryer made up for the pain in the ass which was having to remove all the other things. Our removals guys weren't amused either as they couldn't put our white goods into place without removing the old ones that none of us knew we'd have to deal with. I'd just make sure you're open on your form OP and if you change your mind about wanting to take stuff then just let your buyers know!

On a side note, if moving your washer/dryer make sure you use the shipping bolts. I've seen many a washer not survive the move because home owners didn't know they needed to be in when being moved.

Thanks for the heads up about shipping bolts - genuinely had no idea those were a thing so I'd have been back here in six months crying!

Selling and then buying brand new wouldn't really be an option. The fridge freezer is less than 6 months old so we'd lose a fair amount doing it that way.

Will have a word with the agent and tell him they're not included so he can make people aware when viewing ☺️

You do not have to leave things if they are mentioned in the particulars. Every EA will caveat that purchasers should make there own enquiries just as you would will other elements of the purchase. What you put on the Law Society form that you say you are leaving should be left.

The bolts that hold the washing machine drum in place for moving are called transit bolts. If you haven't kept them, you can probably buy them from Candy or a spares website.

That looks like them - they stop the drum from moving when the machine is lifted, tipped, etc.
