Nice areas in Centralish London where you get more for your money

Hello all

Some of you had very kindly offered some good advice in relation to two flats I was interested in in Notting Hill. Having looked at the flats again I am concerned they are small (this would be fine for me at the moment as I don’t have any belongings other than clothes as but concerned about selling it on).

I am not at all familiar with London - I know Notting Hill, Greenwich (where I currently live - although only know around Cutty Sark) and a little around the City.

What areas would you suggest with a budget of up to £600,000/650,000. I only need a one bed and want to be in Central - Zone 2 at a push. I’d ideally like a converted Victorian but would equally be happy in a modern flat (as long as it’s not a huge complex). I want somewhere with good transport links and an area with nice bars / restaurants / shops. I’m in my mid 30’s so would like somewhere I don’t feel too old!

Any views / opinions would be greatly appreciated. I have sold my home (not in London) and need to find and complete a place by end of Sept / Oct otherwise I’ll get hit with 5% EPC.

Battersea or more leafy Clapham maybe. I thing inner SW could suit.

Borough and Bermondsey (not Bermondsey Street itself). The revamped area around the Elephant too.

Bermondsey, near London Bridge? Or the bit between London and Tower Bridge? Lots of nice Victorian warehouse conversions around there with good sized rooms. You'd be able to get two beds for your budget.

I was also going to suggest Pimlico- very good value given the location, lots of the right sort of housing stock, proximity to the river and the royal parks. Lovely.

Aren’t the flats quite big In Pimlico too? I have friends who live there and their places are huge.

Clapham / Brixton would be my vote (def stretches you into zone 2 though). Although if you have happier to be further away from a 'high street' you could go further north to vauxhall / oval area. Also Borough is a good shout from pp.

Kensal Rise / Queen's Park and you are still close to Notting Hill.

I would stick to the smaller flat in Notting Hill personally. Location is so important, and if there's just one of you and Notting Hill makes you happy then Elephant or Kilburn just aren't going to cut it. It was Islington for me, and I had a very happy few years of single living in a tiny 2-room top floor flat just off Upper Street. I could have had a much bigger place in Holloway or Finsbury Park, but it suited me perfectly and there were plenty of takers when I eventually moved on.

Angel. Zone 1, on the City branch of the Northern line. LOADS of pubs/bars/restaurants and shops around. Plenty of period properties for your budget. Close to Kings X for getting out of London/on the Eurostar. Well thought of too. I'd live there if I could afford it!

If you’re interested in Notting Hill, have you looked at Shepherd’s Bush? Just two tube stops down the Central line and far more affordable. You could have a second bedroom and perhaps a garden on that budget.
