Tricky Upstairs Victorian Layout

We're thinking of putting an offer in on this place, which ticks all the boxes except for the fact it looks like a right PITA to sort the layout.

Do you think it's possible to bifurcate the staircase to the right as it rises and create a corridor to room 3? We'd remove the chimney stack. Plan is to turn that room into the bathroom and then go up into the loft to replace the lost bedroom with a master ensuite. Stairs/landing config looks to lend itself to that already and the roof height is there.

It's in a fairly affluent part of Kent. Hoping that £100k will cover it.

Any thoughts?

Don't know about the staircase but you could just make it a really good master by putting a shower room at the end of it (directly above bathroom for plumbing) and walk in wardrobe where it joins bedroom.

What are the room sizes?

Room sizes are roughly 3.5m x 4m. We thought about making room 3 an en-suite/wardrobe but then we’re not providing bathroom access for the other bedroom on the floor.

As an alternative bed 2 could become the master and bed 3 an en-suite and dressing area. Put 2 beds and shower room in loft.

I'd change the bathroom downstairs to just a small wc/utility. So take out the bath essentially and divide up the room. Then bedroom 2 master, make bedroom 3 the en-suite/dressing room. Then loft converted into two bedrooms and a bathroom. Guests can use toilet in ground floor. Person in bedroom 2 can use bathroom in the loft.

yes I think easiest might actually be making room 3 a wardrobe and en-suite. That will be smart. 2 rooms in the loft is doable. No faffing about with corridors.
