Moving to Orpington & Chelsfield Area Help

Dear All,

I'm 1st time buyer trying to find 2bed house. Unfortunately Bromley house prices grown too much and I'm now looking at all areas around Bromley. Could you kindly give me advise on moving to Orpington and surroundings areas. Would appreciate any info regarding good/bad streets. I'm on a smaller budget of 380K but have seen nice 2beds which of course go very quickly so want to be prepared. Commute is important as i work Mon - Fri in central London so cant move too far as train cost will also be too high.
Any advise will be much appreciated!

2 bed houses at that price in Orpington are likely to be tiny cottages,, 1960s, near a pub, near a traveller site or ex-LA..Orpington covers a huge area and often Estate Agents will describe St Mary Cray, Poverest and St Paul’s Cray as Orpington so it is too massive to list good or bad roads.

Crofton until recently you could get a nice place in a safe area at your budget, compromise is the the 1960s architecture, longer walk to one of either Orpington or Petts Wood stations. I can’t see anything on at the moment though in your bracket in Crofton but something might come up.

Probably no completely no-go areas in Orpington unless you count Star Lane which probably wouldn’t suit most folks.

You’d have a wider range of nice locations if you were also interested in maisonettes. There are some in Petts Wood with a garden around the £350k mark and also Crofton.

We are also looking for houses or new build homes in Orpington, Petts wood or Chislehurst area. We had a look around Orpington high street, great connectivity and shops around. But all outstanding/ good schools are only 1 mole away and so worried of getting into the school as in-year admission. How is it living in Chislehurst in terms of connectivity and safety? Also,

Chislehurst - not many houses near the station, it is a bit hilly. There is a triangle of location between Bickley (destinations Victoria and Blackfriars) and Chislehurst (destinations Charing Cross and Cannon St) which is popular but pricey but not many nearby amenities or easy to walk to shops and restaurants. This area is often in catchment for Bullers too and helps with pushing up the price.

Some parts of ex-LA (rather than old Chislehurst) Chislehurst (one side of White Horse Hill) has had problems in the past, but not sure how it is now. Elmstead Woods station is often closer for aome Chislehurst homes than Chislehurst station.

@lj9 After all the research and visiting the areas i decided to go for Sevenoaks. I found a beautiful 3 bed end terrace in my budget and area is fantastic. I have two stations i can use to travel to Lon daily, 30min direct train. Moved in for Christmas and been exploring the area since, really enjoy living here - beautiful green spaces everywhere, feels very safe, wonderful community, great high st with all the shops and supermarkets and so close to London. Defiantly have a look at the properties for sale here, feel free to ask any questions if you consider this area.
