I don’t know the area well enough but it’s a nice house.

Near some big loud roads but seems very low. I’d be surprised if it didn’t achieve nearer £600k.

Really!! I was thinking 525-550 max so would offer around 530k.
It's actually at the top of a hill so no road noise but there is train noise which I hope puts some buyers off

Some of those are quite a bit larger than OPs if you look at square meterage. OP it depends what you can afford, whether you are buying for investment or for a long term home. Offer what the house is worth for you. Think how you feel if someone won the bid with 5k more than you, whether you would be gutted or accepting that was out of reach. Think about what will happen with rising interest rates and what you would do if mortgage devalued it. Also remember you might love this house but you don't know what will come on the market next week. Good luck!

It’s sandwiched in between two railway lines so priced accordingly. It’s obviously going to go for more than £500k though. I would have thought £530k ish but not much more.

30 viewings. If you want it you are going to have to beat all their offers. Go in at £650k. Then you can reduce your offer when the mortgage company give a more realistic value. If you actually have any morals and offer what you think its worth, you have no chance.

That is the way of mumsnet now so i have been told.

There’s 2 recent sales (Feb & April 2021) on that road with bigger square footage and both went for under £500k.

Well, if your first instinct is 530k, either go in at 525k to roll up to £530 on best and finals or go in at 530k and have a hard think about how much you would be happy to increase on top or the max price someone could buy it for that wouldn’t upset you because it is out of your league.

one warning, I’ve been searching in a nearby area and lots of houses like that are being determined by buyer position not just price, so having a chain already or needing a mortgage might mean even if you are the highest bidder you lose out. 😥
