Hello,

looking at a probate property, what should I be wary of?

I've heard it can be a long process but apparently probate has been granted. Does that mean less delay? Anything I should ask for?

Our issue was that we were buying from the 4 children who'd inherited.
The property had a lot of issues and every interaction took forever with 3 kids agreeing to a price reduction and the 4th not.
We almost lost it the day before exchange but got it eventually making it very stressful

If probate has already been granted there shouldn't be any related delays.

We're selling one! No issues between me and sister. We've divided the post death jobs and this is my job. The issue is the TIME taken to get probate granted. Our buyers must have the patience of saints. There's nothing we can do about it. It's in the hands of solicitors and HMRC (complex estate).

We're just keeping comms going between us and them and hopefully it'll come right

ask your solicitor to confirm with the vendors solicitor that they have the grant of probate.

You get a physical document sealed from a court when probate has been granted - your solicitor needs to ask to see a copy.

We are about to sell a property that has just gone through probate. No issues at our end-
we can move as quickly as the buyers want.

anyone can check if probate has been granted if you know the deceased name and year of death. It’s free to check but if you want copies you need to pay.

Multiple ownership always causes uncertainty I don’t see why probate should make any difference, you will be dealing with the executor(s) but family are interfering.

I've just moved into a probate property. Probate had already been granted when the property went up for sale, we moved in 11 weeks after our offer.

The only issue we've found is that the executor (distant relative) didn't know the answer to things like problems with neighbours, when boiler was last serviced etc and they were a little reluctant to properly empty the house (a few things have been left behind, not a major issue to bother complaining about but a slight inconvenience).
