Loft conversion

Hello all,

We’re in the process of buying a smallish terraced house which we think would benefit from a simple loft conversion (one bedroom/office, velux windows).

Has anyone done this recently (the most simple type) and if so what was the cost and do you have any general advice?

I reckon about £50k, given that was the quote for something I had (with a bathroom and a few years back). Costs have shot up.

I’d also think around £50k but it depends where in the country you are.

Get some quotes. Prices have sky rocketed. We didn’t do it a few years ago and now can’t afford to ☹️

£70k plus if you are having a dormer and en-suite.

God I hope not. As I said, we would not be looking for en suite or dormer so was hoping more like half that. Eek.

Definitely 50k. Just the materials would probably cost that much.

Ours is coming in closer to £140k. A lot of that is materials.

I’m in the middle of one now.

5 years ago it cost £35k, now more like £50k. My quote was £45k and has gone up a bit due to materials etc. That’s with a dormer and en suite though.

Thanks guys. Ok 45k with dormer and en suite is less scary. Reckon that adds on 10-15k.

Are you all in London with massive fancy houses?

Google suggests much less for a basic velux conversion (which again is all we want).

I've just started a dormer loft conversion as part of a larger project. I had quotes done for just the loft (one smallish double bedroom plus en-suite, outer east London) that were £58-£80k not including flooring, en-suite, tiling, any inbuilt carpentry. Quotes all included the small basic Velux windows for the front but not including whatever glazing we were going for on the rear side.

Rarely do prices drop. Everywhere I'm reading that these high prices are here to stay. They might stop going up but I don't think they will go down.

Prices have shot up. Get three quotes, that’s the only way to know what’s normal in your area.

We are in a sw city and ours costs £50-60k all in. They finished feb 2020. A year later you could double that.

We're in the West Midlands and have just been quoted £57k for a loft conversion with ensuite and dormer on a small 2 bed terraced house. So I would imagine maybe £40k for a loft conversion without a dormer or ensuite?
