For sale board

We have pretty difficult neighbours and would rather they not know we are selling until it's a done deal. One of them has been asking us to remove a fence that was put in by a previous owner but provided a lot of privacy. If she knows we are selling , I'm sure she will keep badgering us to remove it! As it is, she's asking us about every 3 months to do it Sad

We are planning to ask the estate agent not to put a for sale sign on our house - do you think that would make a difference at all? Most people I guess look online anyway

I didn't want a board as I live alone, and didn't want chancers knocking. The neighbour situation would need to be declared if it goes any further, why do they want the fence removed?

I sold my last place without advertising it at all - no board and no online listing, so it is possible with a decent agent.

I doubt, in this day and age, that the physical board makes much difference really.

I think many look online- your neighbour May too!
I think a board really helps tho- it will let people see you’re selling and when they come for a drive they’ll spot or straight away.
just tell your neighbour that you don’t want to remove the fence as it provides you privacy x

I didn't have one. Sold within a couple of days and i knew the EA would leave it up for months. I guess does make it slightly trickier for viewers to find your house. Your neighbours will probably find out it's for sale pretty quickly if they're as obsessed with Rightmove as i am

She's an 80 year old lady so hopefully she's not on Rightmove too much, good to know though that others don't think it impacts too much!

Not sure if we will need to declare the fence situation, as it's not an official dispute as Such

I don’t think have a for sale board makes much difference to potential buyers. As you say, most initial looking is done via a he internet. Yes, you may miss the odd one or two drive buy potential buyers but not loads.
I would say - please make sure that the photographs are unambiguous as to which house is for sale. Some estate agents get a bit too creative, and you can be left wondering which is for sale. Especially in terraced settings.

It probably doesn't oae a huge difference. We found them useful as we were buying locally so often did a quick drive-by before booking a viewing. It was a little bit annoying when there was no board and we had to crawl along the road in the car looking for the right house. But not a deal breaker by any means.

In your position OP I'd probably say no to one to avoid the neighbours being a pain. Though they will work out fairly quickly when you start getting viewings...

It will be fine not to have a board and you don’t need to declare anything that isn’t an official documented dispute
