Any advice on fitting a bathroom/toilet

Experienced mumsnetters. We are looking into buying this house which has 2 rooms upstairs but no bathroom. There is 1 bathroom and toilet separately downstairs which is very inconvenient. Any ideas if we will be able to put a shower/toilet upstairs.

Are there other similar houses locally? If so, take a look on Right Move (including sold listings) to see what they’ve done.

you need to post the downstairs floorplan too so it is possible to see where the plumbing is.

is there scope to expand the eaves with a large dormer window? Or is it thatch or something else historic and protected.

This is the downstairs floor plan. The thing is every house in that street is different. So it was difficult to see what they have done to the original layout

You could probably put a loo in the cupboard opposite the top of the stairs. If you extend out into the eaves you will be able to make it bigger but will hit problems with head height if you want a shower. Could you put a dormer into the front or side of the eaves space to increase the head height? Have others on the road done that?

Or you could have a loo in one cupboard and a shower in the other one? Stick a velux in the ceiling for light and either of those rooms could be extended into the landing space.

Due to the drainage and plumbing downstairs, this is probably the best place. If you steal from bedroom 2 then you could have the shower (tallest ceiling heigh needed) in that part and the toilet more into the eaves area. If you could get a dormer window that would gain you head height. If not a skylight would give you daylight and ventilation.

Loos are usually in an outside wall. Plumbing is easier above kitchen or downstairs loo. It’s normal to get a quote before you offer if you would need work done.

The cupboard that is above the kitchen should work for pipes etc. I'd be tempted to change the access to the eaves and make the cupboard/ bathroom wider so you can have a complete bathroom rather than running across the hallway to the loo.

it is hard to judge the ceiling heights, but I think this would work. The loo is as close as possible to the loo downstairs, which makes the plumbing much easier. the shower (S) is near the middle so should have more ceiling height. And the basin can go on the wall under the window.

also, open up the other cupboard to retain access to the eaves storage which is always useful.
