2nd viewing with sellers present

We have had an offer accepted on a house & have a 2nd viewing but the sellers will be there. Any tips on how to act or what to say?

Ask them where the stopcock is.
What fixtures/ plants they intend keep/leave.
Which local shops they recommend.

My best tip is rearrange for when they're out! I hate doing viewings when the vendor is there.

We did both our viewings with one of the owners present, it was useful for practical information on the house and also to find out their position in terms of the chain. Chatted about general stuff too, what they did for a living etc.

When we sold ours I did the viewings rather than the EA, offered practical information as asked and asked the viewers what their situation in terms of selling etc was.

Ask them the things the estate agent didn't know the answer to.
When was the boiler last serviced, have they had any work done, where's the stopcock, any flooding issues, any neighbour disputes

We had this, and I don’t like it either to be honest bt they wanted to meet us.

just act very complimentary, be friendly, it always helps, don’t go in interrogating. But ask interested questions and what you need to know at that point. You don’t need to do any awkward stuff face to face.

hopefully they are like ours and let you go off round on your own.

In the North East it is normal for sellers to do all the viewings. You can have the estate agent do them if you prefer but most people do their own.
I think it is better with the seller present but I can see many don't like it.

Come with questions. We had a second viewing with the sellers (first also with them). They’d accepted our offer and we were both very pleased about how all was progressing. We came armed with a list of questions, they made us lunch, gave us a tour, told us about the history of the property, where things were, how to work the cooker, etc, and then left us to have a wander alone. It was really helpful.

My viewing with vendors was a week before completion and was to measure up for curtains etc. Ended up staying 2 hours! They showed me everything, from fuse board, heating controls to stockcock. They also helped me measure. They asked me if I wanted to buy some things (fridge, table etc) as they didn't want and I did.

I did the viewings for a house I was selling many years ago. I chose the nicest person, so make sure you are nice to the vendor just in case.

When we were selling our old house, the eventual buyers asked to meet us at their second viewing. They wanted an opportunity to ask what it was like living in the area, about the neighbours, things about the house the EA didn't know.

I didn't realise it was the norm for some, Ive never experienced it as a buyer or a seller.

As a seller in second viewing I would ask if there was anything specific they wanted to look at etc. if not I said I'll be down stairs and let them get on with it. They didn't need me hovering. I've bought and sold 6 houses and don't this each time

With your offer accepted this is just so you can measure up and then ask any specific questions about the house/ area like others have said.

I'd just get some info about anything you have questions about but the agent doesn't know. Also use it as a chance to get a feeling what sort of people they are - I would love to have met either our buyers or sellers as I find just dealing with the agent very difficult to gauge what the buyer/ sellers real thoughts are as opposed to what the agent is saying.
