How long from survey to completion?

Just that really as my EA is pissing me right off!

I understand it’s a bit of a ‘how long is a piece of string’ question but experiences would be welcome / helpful.

I got my survey report 14th March, completing tomorrow

Sellers took 6 weeks to respond to enquiries!!!

It’s the buyers who are being slow here though, eight weeks since the offer, over a week since the survey, heard nothing and the EA just bullshits with ‘these things take time’ 🙄

Last year survey 8/8, exchange mid October, completion 5/11. Everybody very engaged and keeping everything moving. No mortgages.

A survey has absolutely no bearing on how long a transaction will take.

The survey is your document about the property and all the necessary details that you might miss on a viewing.

The only part of your survey which relates to the legal transaction is the section for your legal advisor, making sure your solicitor asks for warranties and certificates and building regulations compliance for works done on the property.

In order to give you an idea how long your transaction will take, you will need to let us know what your solicitor has done so far.

We didn’t have a survey, but was about 6.5 weeks from offer to exchange, though we didn’t complete for another 6 weeks (mutual decision with vendors based on when we both wanted to move).

Agree with PP - when the survey takes place is meaningless. What would you be expecting to hear from your buyers in the week since it’s taken place? They are probably waiting for their mortgage offer (has mortgage valuation happened?), for searches to come back, for solicitors queries to be answered. I’d only expect to hear back after a survey if it had uncovered a problem. No news from a buyers survey is good news!

We are buying a house - had our survey done on 3rd March, still waiting for exchange and completion. The legal stuff takes a long time!

Got survey report today and are exchanging within the next week. Completion date is apparently about 5 weeks away.

Are they waiting on searches maybe? Where does your solicitor say you're up to when you ask?

When I was selling last year, it was actually my solicitors holding it up (never using a chain firm again!) and I only found out by asking the EA to chase the other side!

Ok, have you asked your solicitor whether their solicitor has raised any queries? Maybe their solicitor is rubbish and is slowing things down. Or maybe they are waiting for searches to come back, they can take 4-6 weeks.

If you’re worried I’d ask the EA to chase for specifics on what stage they are at - we’re buying a house and the selling agent rings me all the time to ask what’s going on, so I don’t see why yours can’t do the same! Or you could start proposing exchange dates to gauge how far away they are from being ready?

Our solicitor hasn’t heard a thing from theirs, they keep chasing.

The EA has stock answers of ‘these things take time’ and ‘we’re expecting to here this week’

I haven’t specifically asked about searches, I’m going to do that tomorrow.

Personally I think the buyer and their solicitor are in no rush but equally my EA is shite 🙄

Have found out this morning that it is indeed the buyer who is dragging her heels!

Once we told the EA that we are prepared to pull out and rent their attitude changed completely.

I’m struggling to understand why the buyer is going to the trouble of paying for surveys if they’re just time wasters 🤷🏼‍♀️

We had our survey done in January and are completing in 2 weeks. We are in a long chain though, it’s taken forever to get here. We finally exchanged this week.

Technically either side can pull out before completion, but after exchange if the buyer pulls out the seller keeps their deposit (normally 10% of the asking price) and if the seller pulls put they must return deposit + interest and cover the buyer's costs
