Good experience with boundary dispute solicitor

Unfortunately next door are being arses. So we might need a solicitor for a boundary dispute. Does anyone have any recommendations and rough guide to costs?

Have had family experience of this. It can be grim. Land registry can't usually help a lot as their records aren't accurate to more than a foot or so. I think you would have to talk to a solicitor or two and ask if they could give you an idea of costs- it will depend a lot on what the dispute is.

I'm after a recommendation for a solicitor. Was the one your family used good?
I think it's a fairly standard dispute with a new neighbour claiming existing boundaries are wrong.

Try ODT solicitors. South East based but will work remotely. Richard Buckland is excellent but the firm as a whole comes highly recommended.

I should add we used ODT for conveyancing not boundary dispute but they were also excellent with a lease issue.

I'd forgotten about this thread. Thanks for the help, and an update. I contacted a few solicitors who wanted £1000 deposit to begin with for the initial consultation and research, and then estimated it to increase quite heavily.

As part of preparation I checked the papers I had from conveyancing days and a previous owner had commissioned a RICS measured land survey. It was very clear and next door couldn't argue with that. Then we installed a fence on our ground to the boundary line to clearly demark for the future.
So do check the paperwork you have in addition to the deeds.

Why do some people have to be so unpleasant to their neighbours?

I think it'd be great for legislation to come in which requires a proper measured land survey and boundary fence wall determination as part of property sale.

@Rollercoaster1920 In an ideal world maybe. But who would do the work? Not enough people. Expensive too. Most people don’t have disputes either.

I'm really pleased you had a good outcome! I didn't and ended up moving as despite aRICS survey my neighbour wanted to carry on all the way.

Our solicitor said we would 100% win in court but even in cut and dried cases judges are unlikely to award full costs. So our costs would be £30k to fight for something that was ours in the first place. We didn't have 30k so ended up moving and letting the neighbour have his way ( or rather 50% of his way) I have to say it was horrific and nearly broke me after 22 years in my house.

It's an OK outcome. But obviously the relationship with this neighbour is poor. We now ignore each other. It is rubbish, especially for the children on both sides.

Sorry to hear you moved, I hope your new home has normal, nice neighbours.
