When you're choosing a house...

...are you 100% practical in terms of box ticking when considering a house, or do you wait until you step inside and get a 'feeling/knowing'?

I've been waiting for that goosebump moment but I'm wondering if I'm being ridiculous. 50+ houses viewed and none of them felt like The One.

@Thewayis Mostly there is a compromise (unless budget is no object!)
Feeling matters to a lot of people, that,could I live here, could I make this my home?
For others ,it just practicality.
If you haven't felt right by 50 viewings id say you need to review what you want and if that is possible within your budget.

It might depend on your budget and location. We bought a house in London and honestly just felt (and still feel) lucky that we could just about afford it! When we bought it, the only thing we liked was the location. There are things about the inside of the house and layout that we have always disliked and they cannot be changed.

I wonder if the goosebump feeling might be a luxury item whereas most people need to stick to their ‘must have’ items!?

We’re looking at the moment. Not a lot coming on so it’s much harder to tick the boxes it must have.

We started only wanting a detached (as last 2 homes have been & I have noise phobia thanks to some past awful neighbours). Now looking at Semis, but they then must tick more boxes than a detached, e.g best, rather than OK location, decent garden. (All have to have parking and be in catchment for secondary school we want son to go to, which makes it harder).

Of the ones we’ve seen (about 15), 2 have ticked boxes & 1 given me the feels, sadly we lost out bidding on each one. It’s something about the flow of the house that does it for me. I love big hallways and light landings, so if it’s got those it’s already on to a winner despite other faults.

Maybe take a rest from looking as you’re perhaps getting pickier each time? I now kick myself about a couple we overlooked. However the right one will be there for you eventually.

Here houses now sell for over the asking price the moment they hit the market. That may change if interest rates continue to rise, but right now people hesitating about any house lose out.
