I've lived in the sticks too long. And don't k is what to advise DD. She is thinking of buying her first flat in London. Decent deposit (thanks sadly to all four grandparents dying on the last couple of years and skipping the generations for inheritance). And v good and stable job.
But I have no idea which direction prices are going. She could wait. But should she?

If she does go for a flat, there are also many purpose-built maisonettes in London, which are often more spacious than conversions and have their own front doors. Plus the upstairs flat usually has its own garden, whereas with conversions, often only the ground floor flat has the garden.

Since I started my property search a year ago, interest rates have risen 4 times, and are likely to rise again.

Definitely buy now, and if she can stretch to two bedrooms and a garden/outside space, also do that.

If she gets a lodger in the bigger bedroom, and dependent on area, she could charge them up to £1k per month for inclusive bills. That would pay the majority of her mortgage, so she'd have much lower bills, plus an appreciating asset, tell her not to wait.

If she is willing to do a few miles out of Clapham. Still really nice areas

I love that Earlsfield flat, it's a great size and layout. Plus being so close to the station would make it easy to get anywhere. Furthermore Earlsfield is an intersection station, so trains arrive to and from town something ridiculous like every 5 minutes or so.

Prices have been going up, for quite a long time.

I love when people post links to flats like they know what OPs daughter will likely want to buy 😂

She can’t go far wrong with a 2 bed flat on a good road close to a tube with some outside space (balcony or garden or roof terrace). New builds tend to lose value in the short term once they are occupied and hence no longer “new” but they are also low maintenance. Victorian conversions can be more charming and easier to sell on but likely to need more maintenance. So it depends what appeals to the daughter more.
