ok. house moving questions.......who can help me out

we have an estate agent coming tomorrow to give us an up to date valuation, we are toying with the idea of moving
what i want to know is roughly, how much is it going to cost us to move? its been 10 years since we moved last. the houses we will be looking at will be around £230000. we will probably move ourselves (dont think we could afford a removal company)
whats this new energy efficiancy thingy? do we really need that to sell our house? how much should i expect to pay a solicitor-roughly? any tips or advice appreciated. x

Stamp duty @1%
Solicitors fees about £1000/1200 ish buying and selling.
Searches - £200??
Removal - diy of pay someone else so £80 to £???????
God, only moved a year ago and can't remember evrything already

estate agent fees = 2-3%

Estate agent fees depend where you are in the country. We are on the south coast and 1% sole agency is standard with our local agents. I wanted to go multi agency last summer and following advice on here got that agreed at 1.5%. There's VAT on top of this.

The energy rating is part of the HIPs pack that you need when you go on the market I think. Not sure how much they are but think they are about £300 ish.

There's also a valuation which depends on which level you go for. I haven't moved for 5 years now so not sure how much that is, would guess at £200 for a basic one for the building society and £450 for the Home buyers one ?

And mortgages tend to have larger arrangement fees than they used to so important to shop around for your mortgage.

Removal costs between £400-£700 these are the prices we had.
Homebuyers survey normally costs about £450 price @ VAT if you are going to do one.

HIP pack would have cost us about £350 but we put ours on the market before they came in.
