Anyone else hoping to exchange this week?

We have been clear from the outset that we want to exchange this week. Everyone seems to be saying it’s possible but we are awaiting actual confirmation! Just wondering if anyone else is in the same boat, we can keep each other company! 😊

@Squashedraddish yes you need buildings insurance in place from exchange. I did the insurance comparisons a few weeks ago, so just had to go with one from that using the exchange date on the day.

Thank you and you just have it in place for the exchange to completion period? Because after that you’ll have your normal house insurance? Sorry if I sound thick!

We've finally exchanged today too! Offers accepted in January, ftb buying ours and our vendors moving abroad so v short chain. We thought we'd complete by April but our supposedly easy ftb's fannied about sorting their mortgage 😬 completing tomorrow!
About to get in the shower and wash the grime of packing and cleaning all day, not looking forward to tomorrow- am also 26wks pregnant with spd- soooo wish this had happened weeks ago when I was less of a waddling whale 😂

@Squashedraddish your solicitor should be checking all this I think. Do make sure you get in touch with them ASAP!

You need buildings insurance from the date of exchange because if it catches fire between exchange and completion your seller's insurance won't cover your interest!

Having building insurance is a necessary condition for the mortgage and you won't be able to completewithout proofit is in place. I just had my contents and buildings start from exchange date, I suppose you could delay contents if you were buying them separately but think it'd be a saving of a few pence!

Hi @Squashedraddish yes, although I should imagine many people just do the contents from exchange too to save hassle. Or you should be able to ring your insurer and get it added on at completion.

Ours has been more complicated both times we've bought as we haven't moved in for 2-3 months after completion to allow for building work - it's a lot more expensive and limited market for unoccupied house insurance with work taking place so last time we ended the policy when we moved in and then took out 'normal' buildings and contents insurance.
