Cheeky offer on a house. How low?

How much lower than the asking price can you offer without looking really cheeky? We are chain free and keen to move quickly. Have seen a lovely house that is also chain free but it looks over priced (and is over our budget). We really love it so want to make an offer (allowing for wriggle room) so dont know how low to start whilst being taken seriously.

Depends - if they’ve shown a few people round and had no offered then it is overpriced.

We don't know it doesn't have any offers though do we?

Saw the house today. The estate agent was lovely and agreed it was overpriced. It needs a fair bit of work. We might put in an offer.

It seems a bit strange that the agent is agreeing with you that it's overpriced. Perhaps it is one of those situations where the vendor has insisted on listing at a higher price despite the agent's advice or perhaps they have had feedback from previous viewers. It's highly unlikely that they have had other offers at/ very near asking price if they agree that it is overpriced. They would have disagreed and told you about the offer(s) in that situation.
By all means put in an offer although, if it really is overpriced, perhaps it isn't cheeky after all.

Am guessing it wasn't the agent who valued it that showed you around, perhaps one of the more junior members of the team?
