Has anyone used a house buying company ?

We have seen a house we really like but are not on the market and though our house is pretty great it needs a lot of small jobs and a new kitchen and we just do not have the time to do everything needed to make it look really appealing to buyers and I've had some quotes from cash Buyubg companies that are better than I thought they'd be .
I think our house would sell quickly if we went through normal channels but I find moving such a stress and we had a bit of a nightmare last move with breaks in chains constantly being threatened and took months to sell .
Judy wondering if it's crazy to consider a cash buying company ? Our house had shot up in value so we would still walk away with a decent deposit for the house we like and house we like is immaculate and a better fit in many ways .
Just wondering if anyone has used one and got the price quoted ? Or any other experiences ?

Just my opinion.

I would think you'll get a horribly low price through a house buying company.

It is a sellers market. Buyers are aware there's Sid all to buy, so if the price is right and the 'work' obvious or listed, it won't be an issue. Many would prefer to buy a bit cheaper & put in a kitchen they like, not you.

yes buying/selling is stressful, but that's just life isn't it. Being a cash buyer doesn't eradicate that.

Have you viewed the house you like? Have you had yours valued by the same agency? Have you spoken to the bank to see how much additional borrowing you can get?

Agree with @JugglingJanuary, definitely a sellers market and you'd be best getting as much money as you can for yours rather than trying to go down a quick route and losing money.

You could use an estate agent and stipulate that you want cash buyers and a quick sale only .

I would try selling through a normal agent first and only use one of those companies if you have difficulty selling. Also, I've heard they will give you a decent offer but then drop it at the last minute. Leaving you in a very difficult position.

Yes I've also heard this about last minute price drops although this can happen even with normal buyers . I think I'll get a couple of estate agents round and ask about pricing to sell first

I looked into this spprix 6 months ago. I was offered approx 20% less than market value. I decided not to proceed any further. It did seem that the process would have been very quick and straightforward.

What have you got to lose just putting on the market now through the usual estate agent route. Just as it is without improvements?

Try they first.

Not a house buy company, but we part exchanged with a new build company and were surprised to get market rate.

Don't undersell yourself
Depending on the market in your area your house is unlikely to sell for the asking price, it is very possible that with Best & Finals it could go for anything between 5-15% more.

Decluttering, cleaning and air fresheners can do a lot.

Have you noticed in house descriptions they often say things like "opportunity to refurbish to your taste" or "would benefit from modernisation" etc.?

Get the valuations and be amazed

We used one a few years ago and have no complaints. Yes we didnt get market value but kept an eye on the sale after we had moved and it took nearly 9 months to sell!.
We moved into a new build and the completion date moved back 4 times, this probably would have been an issue in a traditional chain however it caused no stress whatsoever.
Id be tempted to use them again if the situation was right.

One house buying company offered me a pittance because they buy very low and then sell on. They are a con unless you are desperate

Well I'm not panicking about not selling as I must have accidentally registered something as I've getting twenty calls a day from estate agents wanting to sell our house ! Don't know if The house buying company I rang has sold my details or something ??? I'm going to get the local agent to come and value ours who is selling the one we like and Just get them to give me a realistic selling price as the house is.

I just came across this thread when I Googled house buying companies.

We've just lost a sale and are considering going down this route. We're in the South East - can you let me know the name of the company you used?
