Anyone give me any help with renting with a poor credit rating.

Through no fault of my own I am having to leave my current rental property.
My credit rating is shocking but the rent has always been paid. How easy is it to rent? I can pay months in advance. Any help appreciated

Do you have CCJs and / or bankruptcy or just missed payments / defaults?

I have a CCJ which is satisfied

Can you offer 6 months upfront if cash not an issue?

We have had a similar situation - honesty is the best policy. Explain your situation with the CCJ, what happened, how it was satisfied etc, then ask for a reference from your current landlord, employer etc (which are normally part of the process anyway - but you could ask earlier). Landlords can overlook them if they feel you are an honest tenant.
Good luck!

My current landlord is my Mother In Law so no chance of a reference there! I can give 6 months rent in advance.

Get onto the Money Saving Expert Credit Club which enables you to check your credit report. Have a look at it and see if there is anything that you can do to improve your rating.

Also try your local authority and housing associations as they are likely to be more understanding than private landlords.

The 6 months rent in advance will be appealing to any landlord. Your best bet is to be completely honest about both the CCJ and your MIL landlord - ultimately you want to show that you are a reliable, trustworthy person who will respect the property and pay rent on time.
Good luck!

Do you have her grandchildren in the house? Might you have a reason to allow you to stay? (if this was a good option for you)

SafelySoftly · 02/06/2022 17:44

Surely your mother in law will wait til you have found somewhere. You just have to apply for anything going,

No she wants me gone by the 30th. She actually believes the picture DH has painted of me despite him being a liar and a cheater.

It will be harder to get accommodation through a Letting Agent so try looking via Gumtree and Open Rent websites where private landlords advertise.
Also look at Facebook property rental pages. With all of these options please beware of possible scammers.
If the accommodation is just for you could you consider some form of shared accommodation or even be a lodger?
If you have dependents and are being made homeless then you could ask the local council for help.
If you have a formal Tenancy Agreement you should be given at least 2 months notice, and ultimately the tenancy can only be ended by court order. I can see that you might not want things to go that far as your situation seems fraught.
Good luck

VanCleefArpels · 02/06/2022 23:15

Go to your local council office on Monday and speak to the housing officer to ascertain your options.

6 months rent plus passing affordability criteria for the rent thereafter will satisfy some landlords more than a dodgy credit score

I've got 3 CCJS due to financial abuse from my EX wife. I had no trouble at all renting in Shropshire. I just needed to show I was in full time employment.
Don't let your mother in law push you around. Even if it takes you six months to find the right place for yourself stay where you are.

LadyDP · 02/06/2022 23:43

Are you a Tenant or a Lodger?
Do you have a Tenancy agreement?
Have you paid a deposit ?
If so is it protected ?
Were you given a copy of EPC?, Gas Safety check ? "How to rent guide".
Have you been served notice, Section 21 or Section 8?
If your MIL is your LL is she declaring rental income to HMRC?
I am asking all of this because her simply telling you she wants you to leave by a certain date maybe what she wants but it could be illegal !!!
