8 weeks on the Market and no viewings

Hi All!

We have 8 weeks on the Market and no viewings. We have reduce to a more realistic price from the valuation we've got from the estate agent.
We are in Palmers Green, really close to the tube, train and schools. We are next to the North Circular Road but the flat has triple glazing windows and we don't have any complains about the noise or anything. We just need to move for upsizing reasons (the family keeps growing)

We are looking for honest opinions, Can you please help us?

I agree that having the ground rent etc showing as 'not available' is a big problem. It would make me think that there was something a bit dodgy that the EA didn't want to disclose on the advert. So that's probably a major reason viewers are being put off.

The exterior photos are not great, but I suppose they are honest. What attracted you to the flat in the first place - could you highlight this? I think it is a tricky property to sell due to its proximity to the north circular. I can't see it appealing to young families due to pollution worries, can you target the buy-to-let market instead? The fact it's not getting viewings means the price is too high unfortunately, so that could be the first thing to address. Good luck!

Sorry but there is just no way I would ever look at a flat that was right next to the North Circular even if has triple glazing I wouldn't know that, and the moment you walk outside it is still right there, you will have to drop your price accordingly. Also it's a bad time to try and sell 3 bed flats, people will generally just move further out and get a house. I know friends in nicer locations in London who are having to sell for less than they bought for.....

I know these flats. Nice flat rubbish area. North circ is a constant nightmare. Green lanes and surrounding areas either permanently clogged up or LTN,s. You may have to reduce it some more. Have you thought about renting it out. You should get a really good rent on it.

Hi All,

We have asked for the immediate changes that we can do with the current agent.
Hopefully will get a better engagement and trying to get viewings.

We are definitely looking into garden pots idea💡 for the updated pictures.

The next step will be to reduce the price but without “offers over” potential buyers are free to make lower offers 😊

Price, always price, the market decides, EA will tell you anything to get your property on their books.
