Will I get a 3m x 4m extension for less than £30,000?

Hi everyone, I know it's down to a builder to quote at the end of the day, and I also know that prices have skyrocketed lately...

but I wondered if anyone has recently had anything similar quoted or completed.

We live in a 3-bed semi in the East Mids and the original plan was a 3 x 4 conservatory, quoted last year for £19k. Long story short, the company have pulled out due to costs going up (that's a separate drama altogether).

Now I'm wondering if we just go for an extension and stretch ourselves.

It would only be a 3 x 4 (or similar size) attached to the back of the house where the kitchen is, to make a large kitchen diner.

Happy for it be quite basic, but a lot of the cost will go into building up the base as there's a steep decline into the garden from the back.

Anyway, our max budget is £30k and I don't want to get my hopes up. Will get quotes of course, but if anyone has any thoughts, I'd be very grateful :).

A bit different, but we have just ordered this modular room, although obvs not an extension of the house building itself.

I don’t think that it’s possible for that price. You would probably almost double it by the time you had included the kitchen and decorating etc.

One that’s about 3 x 4 m will set you back around £20K.

we’ve just ordered a slightly smaller one as an office.

I fear you're right. We wouldn't need a new kitchen as it could just be added on without affecting it, but I bet we'll probably find it's more towards the 40k mark.

Our quotes a year ago for a 3x6m were between £50-70k, so I think you'd likely be pushing it to get yours for £30k now. But having said that until you get quotes in you'll never know, we found there was a huge difference between companies (one did quote ours at £39k but that didn't include flooring or something else that I now can't recall. Would you be open to doing some of the finishing bits yourself as that could bring the overall build cost down?)

We were quoted £40k for something similar, just before. .Unexpected £5k on top of that for underpinning. We needed a big steel at the back of the house though.
