£120k budget for a refurb - what can we get done?

We're looking at a house that's in a great location in North London but needs a lot of work. FTBs so it's all new and daunting.

We think we could earmark around £120k for a refurb but are not sure how much of the work that would cover. We want to go as green as possible.

The main work would be:

  • Redo a badly laid out, makeshift loft and add a shower room
  • Maybe turn the tiny box room into a bathroom and turn the bathroom, which is bigger, into a bedroom. Is moving the pipes very expensive?
  • Extend the ground floor (maybe 3x4m) to make a bigger kitchen and put in a new kitchen
  • Convert a detached garage into a home office
  • Insulate
  • Add underfloor heating
  • Add solar panels
  • General redecorating/painting
How much of that list could we do for £120k in London?

Lots of variables to take in to consideration- do you or someone close to you have trades? How basic/individualised do you want your extension to be & how expensive is your taste in kitchens?
We are in the South East, builders have a long waiting list. It has taken a year to get an architect to draw up plans, get council approval and reach the top of the builders waiting list We are currently having a 4m x 4m extension to what will be a reconfigured kitchen space, and new kitchen.
At the moment knocking two rooms together, totally re plastering, buying and fitting the new kitchen and building the new extension will very sadly cost us all of your budget.
If you know a local builder try to organise a house viewing with them to get an idea of total costs. People who have had work done even only a few years ago would be shocked at current building costs.

What do you mean by makeshift loft? One that isn't an actual bedroom and you'd need to get it up to building regs standard - frankly that could take most of that budget...

Extending, fitting a basic kitchen and swapping bed and bath provided soil pipe doesn't need relocating - yes possible. Could maybe include underfloor heating within that.

Do your own decorating!
