Cheam - any locals who can advice please?

how do you rate the part of Cheam between the leisure centre and nonsuch park? Eg palmer Avenue, Wickham Avenue, Newbolt Avenue? Is it nice enough?

Is it considered North Cheam, or Cheam?

What seems less than ideal is the 20/25 min walk to the high street / station. However there is also the option to take a bus, and they seem quite frequent.

transport seems okay, though only 2 trains an hr to London Bridge, which isn’t ideal, and it’s a slow train (35 minutes).

Finally:


  • secondaries: how good is Cheam High school (it would be in catchment).

  • primary: anyone knows Cheam fields primary? Or Meadow primary school? Or St Cecilia Chatholic?

I consider that area North Cheam but others may disagree

My two children went to Cheam High, I would not recommend it. I'm not going into details on here but feel free to pm if you want my reasons

Overall I've lived in this area since I was 6 months and found it a great place to live on the whole

I ‘m not sure what I’d call it. But the roads are pleasant and residential. The other side of the A24 is nice too, but I’m not sure if that would change your school options.
Nonsuch Park is lovely.

I’ve since gone for a ride and it does look nice indeed. I agree the other side of A24 is also very nice. Most of that side is however outside of catchment for Cheam high.

The worst aspect about the area is the commute IMHO. With some areas having a fast train into London and other areas getting fancy new lines (Cross rail), it doesn’t seem great to rely on a bus that takes 25 minutes to get to Morden… or the alternative which is bus/walk to Cheam.. and then the 37 min train into Victoria or London Bridge..

Thanks, I agree it doesn’t matter. But as I had read very different comments about Cheam vs North Cheam, I wanted to understand which ones would apply to that part of Cheam :)
I’ve since been and those streets look indeed very nice.

That bus route to Morden, while good to have as a backup when trains are down, I’m not sure I’d be too excited to rely on that as main form of transport to commute into London..

Lol to 35 mins being a slow train to London Bridge though I suppose it is all relative if you are moving out from zone 1.

Lots of people do choose the Morden route into the City as its obvs direct to Bank and much less walking.

My mother in law lives on wickham avenue, the parking can be bad on the weekend but otherwise they love the area and the road and have no issues x

The 293 into Morden isn't that bad, or you could change/walk to a 93 after the North Cheam/Worcester Park crossroads, the 293 does tend to get a bit held up at the Morden Brook roundabout at rush hour, but flies into Morden after that.

Personally I don’t like any of Cheam. I much prefer Worcester Park which is only 25 mins to Waterloo.

Not even. Although they’re more £2-3 million. If I had that kind of money I certainly wouldn’t live in Cheam. 😌
