Any experience of one family selling and buying from same estate agent

We had viewers yesterday and was told afterwards that the buyers have us on their list of possible properties, but need to sell first. Fair enough.

I think they are selling through the same estate agent as us and very local.

Might this cause any issues? I'm rather inexperienced selling a house and am concerned there might a conflict of interest for the estate agent or is it quite common?

I know we don't have an offer from them, so it's academic at this point, but I'm interested....

It’s very common.

I have bought and sold with the same agent twice.

i Found it really helpful. I don’t see there was any conflict of interest - the agent treated me like any other bidder (there were many and I am sure I wasn’t the only one selling with them). When I was sale agreed on both properties it was more straight forward to only deal with one agent and they were extra motivated to ensure it didn’t fall through:

This was the case during one of my moves.

It was fine.

The EAs will work extra hard to keep the progress of sale on track as they have more skin in the game. The most valuable part of an EAs work is progressing the sale.

Fantast- two sets of fees for them so they will work twice as hard for the commission. Just use different solicitors and not the ones recommended by the agent

It's a benefit as they have 2 lots of commission tied up in the chain.

We did it no problem. You have to use different conveyancers though. We couldn't use our preferred solicitor as they were using them so we went with one recommend via the agent (My husband checked their accreditations fully) - again I think the bonus of this is they have a national contract with the agent so in their best interest not to stall and delay or they may lose the contract.

Thanks, that has put my mind at rest. I’m already using the solicitor recommended by the estate agent so I’ll keep an eye on that aspect.
