How much have prices gone up in the past year?

A property on Rightmove at a guide price of £450k (reduced to this in April) was last sold in May last year at £305k. Unfortunately the sold details have the current photos attached so I can't see what it looked like before.
It is a fairly modern house so I don't think it can have been in too bad a state, I suspect it's had a new kitchen and bathroom and decorated throughout.

Does that seem a reasonable increase or is it as bonkers as it seems to me?

This house was under £600k just 3 years ago.

There’s a house here (NW) that sold for 305 in April 2021, came on the market at 350 last month, and went for 385.

if you want to view old listings, put the house into Zoopla’s valuation website. You’ll need to register but then they will show you archived listings.

Although this example hasn't sold and has been on the market for best part of 3 months, suggesting it's significantly overpriced.
