Best and worse areas to live in Aylesbury

Hello, can you advise on what are the best and the worst areas to live in Aylesbury?

Also, which part is nicer to live, Fairford Leys or Buckingham Park?
I can see there are a lot of some kind of storage or warehouse buildings in the first one, on the other hand the second one looks close to a lake, is Buckingham Park nicer then?

Fairfield Leys is much older. It’s about 20 years old now. I had a house there. It is sandwiched between Garehouse and Rabens Lane industrial areas but the estate is big. It’s western side, which was the nicest, is blighted by HS2. It’s a great shame. The primary school there is well liked.

Buckingham Patk is newer and sits inside the new ring road. It has a new primary school. If you have DC make sure these schools actually have places. Some others nearby are not great. This is not a particularly desirable area of Aylesbury.

I think the Kingsbrook estate is nicer. The best areas are the older areas of Bedgrove, Turnfurlong, Elm Farm Road area and Broughton just off the A41. The south of Aylesbury has always been the best area and that hasn’t changed.

You probably know it’s grammar schools in Bucks. Some primaries are sought after and will be full. All the secondary (non grammars) have had their issues down the years. As a result of catchment changes, if you live on Bedgrove or the estate near Weston Turville or Stoke Mandeville DC might get into John Colet in Wendover. This makes houses more expensive and desirable. You might like to check out their catchment area if secondary education matters. Or buy in Waddesdon. The best secondary that is not a grammar is there; just north of Aylesbury.

If you need a school, check catchment areas closely. Some primary schools can be a bit iffy round there.

Hi, Looking to move. In a dilemma between Buckingham and Aylesbury. Considering grammar school, overall quality of life and extra curricular activities for kids and network coverage(wfh)
HP22 and Mk18.

@Lifeisbeautiful06 Ha! Most areas. Look at the better secondary schools! Waddesdon is easily the best but John Colet at Wendover is good too. Not all Dc get 11 plus. Plenty of parents are disappointed. I’d live in Wendover but Waddesdon is popular for good reason.

Aylesbury is an odd place these days. The centre is meh but has the theatre and Waitrose. There’s loads of new estates. Other towns have more character but higher house prices. Avoid HS2 route!

Truthfully - south Aylesbury. Bedgrove and estates off the A413 going towards Stoke Mandeville.

Buckingham feels isolated to me. I went to school there. The grammar is a great school but the secondary is ok. It has a small uni which has a lot of community input but there’s no rail station, no cinema, no theatre, and limited shopping. I’m always amazed that the uni has not prompted better restaurants to open. You have to go out into villages to find nice pub dining.

MK or Oxford offer more although there is a sports complex in Buckingham. I couldn’t wait to leave though! Again there’s lots of new estates and a choice of housing. It’s a self contained sort of place and much smaller than Aylesbury. Nicer areas are towards Maids Moreton and there’s quite an attractive estate off the Tingewick Road. The older areas look good now as they are dotted with uni buildings.

Aylesbury suffers from a lack of planning and has lined the canal in the town with Waitrose and a multi storey car park. There’s a dual carriageway between the theatre and the town. It could have been so much better but at least it has two stations.

You could try one of the Bedfordshire areas instead there are some lovely towns and villages. Flitwick, Woburn Sands etc

There are some great areas in Bucks. Just not Aylesbury. However it has the grammars.

Does anyone have any information on Berryfields, just north of Aylesbury? A family member is considering there because of the school Aylesbury Vale Academy 4-18yr for their children and the parkway train. I am familiar with Stone, Bedgrove and Weston Turville, which are all out of her price range but couldn’t give much advice on Berryfields. Thank you

The AV academy is ok but Berryfields is a huge new estate. Yes it has the new station but it’s a bit soulless. I drive through it quite a lot. Waddesdon is SO much better just up the road. North Aylesbury is always the cheaper area. Just looking at it tells you why.
