Anyone feeling pressured to break their chain?

We have sold (STC) our house to a couple who are keen to get moving.
We pressed on finding somewhere - were gazumped horribly once - then found and bought (STC) a house about 3-4 weeks ago. We've done all the mortgage stuff and form filling required from us to keep things moving.

My one concern about our vendors is they have no real timeline or pressing reason to move. We want to be in the house we've bought by late summer/early September for school reasons. Our buyers wanted to be in by late June

We are getting contact from both our estate agent and now our lawyers (via ur buyers' lawyers) re: "managing our buyers' expectations" . Our estate agent has asked us twice now if we'd be willing/able to stay with family or rent until our new property becomes available (no). - one of them tried to get us to put this down in writing (no)

I think if our buyers wanted a really quick move, they should have bought a chain-free property. Why do we need to manage their expectations when we're just as keen to get moving as they are?

Because property prices are predicted to drop by 10% over the next few months. That's why the estate agent are wanting to push things through. Commission and non broken chains.

Yabu. They've bought the house they want that was for sale at the time, and you agreed to sell to them.

Why not just push that pressure onto your vendors? Contact them via the solicitors today and get a date pencilled in.

There aren’t many chain free properties out there. We broke the chain last time but were further down the process and we only had a week between completing on our flat and exchanging contracts on our house, which meant a month living with family in total. That week was pretty nervy though as I was very aware things could have gone wrong and we’d be back to the start again! In turn our buyers broke the chain as they couldn’t find anything they wanted so we all took a ‘hit’ as it were.

Have you passed up the request about breaking the chain to your vendors? If you’re keen to be moved by the start of school term then it’s in your interests to pass the pressure upwards, surely?

Agree with above - we got pushed to break the chain and like a pair of chumps we did. It was horrendous, definitely don’t do it, as the limbo of trying to find somewhere whilst renting / living with friends or family is so awful. Don’t make the same mistake I did, stand firm.

Perhaps they are worried about It falling through . Can’t you all just agree an early exchange and later completion. Or do what we did . Complete but our buyer let us rent our own house for 10 weeks

There is no chance I would break the chain and potentially get stuck in rental if the house you are buying falls through, not with our crazy housing market at the moment. From everything I've read on here and elsewhere, it seems to be far easier to find someone else to buy your house if necessary, than find another house to buy!

I’ve been told today ‘buyer getting twitchy’ it’s only been 5 weeks and I’ve viewed everything there is to see. All 4 of them.
