Where to buy in London (3 bed) within easy commute to Tooting for £600-700K?

Could anyone help suggest areas with a reasonably easy commute to Tooting for DC's school where I can buy a 3-bed house or flat in for 600-700K?

Aside from access to Tooting, I want to be near green space (ideally a large green space!), have a garden (although it can be small) and be near a station. Ideally with a nice sense of community and safe for the DC (who are secondary age).

I've thought about Crystal Palace which looks fab but I think is too expensive, although am not sure if I could afford any areas surrounding it like Gipsy Hill or Anerley. Sydenham looks lovely but I think the commute to Tooting may be tricky.

Tooting itself I think is out of my price range.

I think it depends what you want to prioritise.

Easy commute: Tooting/colliers wood or would be possible to buy a small terrace but might need some redecoration.

Morden, mitcham, Norbury would be an ok commute and you get more for your money but rougher areas.

Penge and Sydenham, it’s possible to find a nice place for that budget but further away and it’s tricky travelling east-west unless by car in that part of London.

I think the best approach is to get out there and start trying to find out what is your priority.

There is not much for sale at the moment as you doubtless know, but you could try going in the other direction and try Raynes Park. You'd definitely get a garden flat in your budget and possibly a house, and it's such a green and leafy, family-friendly place. I live there and work at St George's and whilst of course there is traffic it isn't a bad commute at all and it's on the 131 and 57 bus routes.

Try Morden. This is on the 293/163 bus route into Morden (5 or 6 stops) then tube to Tooting. It's not rough either...

Oh, and Hillcross backs onto Morden Park which is as green as you can get! Towards Raynes Park is Cannon Hill Common which is also green. With Raynes Park, you're paying for the postcode (SW20) whereas Morden is SM4. If you want to pay extra for SW20, then consider it.

Have a look at Furzedown (area between Tooting and Streatham). Great community feel with organised events etc and super easy access to Tooting by bus or walking. Roads to the south of Mitcham Lane are generally slightly cheaper than those to the north and you can get 3 beds for your price range

The 255 bus goes from the end of the road to Tooting. You're between Norbury park and Streatham Common, and about 5 mins walk from Norbury station. Good schools - woodmansterne, Immanuel etc.

Yeah Streatham for sure, you'd get something 3 or even 4 bed around the Vale for that.

Streatham (the Norbury end) or Norbury. Great houses with gardens, and Streatham Common right on your doorstep. Lovely community feel, well on my road anyway!

You should be able to get a 3-bed house, but definitely a flat, in Tooting/Colliers Wood/Streatham/Norbury. Just depends what you value most - distance, space, area - as to which one you pick. Streatham probably nicest and most expensive of those areas. You could probably get a 3-bed flat in Balham/Clapham South for that sort of money if you wanted a nicer area but more compromise on the property.

Where I am in Earlsfield is a quick bus down Garrett Lane to Tooting. I got a big 3 bed maisonette with a garden and terrace for just over your budget.

Thank you everyone, you are giving me hope! Raynes Park is actually my number 1 but I didn't think I could afford it, and as you say there is little on the market now to get a sense of prices. I will look at Morden. Furzedown I wasn't sure was affordable but looks lovely. I need to investigate Streatham a bit more as I had a visit and was slightly put off by the big road running through it. Earlsfield and Norbury also look like options. Lots of areas to think about 😁

Once you get off the main road, Streatham is as green, suburban and beautiful as can be. Plus the high road (longest in Europe!) has all the amenities when you need them.

I'd go for Streatham too. The common is fantastic.

Streatham, Furzedown, Morden all great. We live on the boundary between Mitcham and Colliers Wood - it's technically a CR postcode so significantly cheaper than Colliers Wood but nothing like the reputation that Mitcham says (in my view - unfairly). This is not too far from us - www.rightmove.co.uk/properties/123454223#/?channel=RES_BUY Loads of buses to Tooting from Mitcham town centre and 10mins walk from Morden Hall Park

I’d prioritise New Malden over Raynes Park. Better schools and you can get more for your money and near Richmond Park.

OP said she's planning to keep her children in their current school in Tooting (assume they are at Furzedown?) The journey from New Malden might not be great. Though they could get train to Wimbledon and bus from there.

No need for schools as DC are already in one, just need a relatively easy commute to Tooting for them. It sounds like I should revisit Streatham due to. everyone's recommendations! It seems a large area though, any ideas which bits are best? Ideally near the station.
