How long before property shows as sold SSTC

We are first time buyers and had an offer accepted on a house lasted Tuesday. We have provided requested ID, proof of address and proof of funds. The estate agent then advised that they would need the name of our chosen solicitor so the property could be marked as SSTC. This info was sent two days ago but the property is still not marked as SSTC or even under offer on Rightmove/agents website.
I will call the agent tomorrow but I just wondered what the usual timescales are? Should we be concerned?

We had our offer accepted on Monday evening. Yesterday I spoke to the solicitors and paid for them to start the searches. This morning the estate agent sent me an email with all the details for the seller and when I checked Rightmove after that it was gone. If I go on the link I’d sent to DP it SSTC.

Once memorandum of sale is issued usually.

You should follow it up. Just give them a call and confirm you've sent over your solicitors details. Our offer was accepted and we sent all info that same day, including solicitor details. It was taken off the market the same day.

SSTC last November but Rightmove was only updated when we mentioned it to the EA in the new year.
Sign outside the house was never changed from For Sale to Sold in the 5-months the process took!

No skin off our nose but thought the EA might want to create the impression that they got quick results.

Offer accepted on 2nd May, SSTC 9th May.

Depends on EA, some do it as soon as offer accepted. Some are not so efficient, you may need to keep reminding them...

stevalnamechanger · 12/05/2022 00:32

I make an offer on the basis of them removing it off the internet

It may also depend on the area/agent. Two houses near me sold recently. Both still showing available on Rightmove, yet the new families have moved in!

We are the sellers but ours took weeks! I rang twice to ask them to hurry up and do it as we had people knocking on our door. 1 of whom offered us 1 percent over whatever we had already accepted and when I said no he basically implied I was stupid. Rude!

It will most likely be due to incompetence or slowness to update rather than anything nefarious. The agent took a long time with my first sale, and I was fretting, the FTB that I was. The second and third time, I didn't really even think about it. Plenty of houses around here (London zone 3) sell and don't ever show as SSTC.

No agent removes the listing btw. That's a thing I thought I needed to demand as a FTB, and agents have consistently said they don't do this.

First purchase* !

I'll give the estate agents the benefit of the doubt (and they're not just slow) and might be leaving the property up so they still get enquires and then can get the details of buyers and direct them to other properties they might have.

I've always asked for the property be taken off the market as a condition of them accepting my offer.
