Loft conversion - Idea of costs?

Hi everyone. I’m hoping someone will have recent experience of doing a loft conversion and can give us an idea of what it cost. We are looking at a 1930s bungalow with undeveloped attic space. We would like to add a staircase and a master bedroom, single bedroom and small bathroom upstairs. Has anyone done anything similar and can give me an approx figure? Need to work out how much we can afford to offer. We are in Glasgow.

Not exactly the same as you but might give you a rough idea of costs. We're in Birmingham and are getting quotes for a dormer conversion (one large double bedroom with ensuite) and we've been quoted between £40k - £55k depending on spec. and finish.

In Midlands and been quoted 38k for double dormer ensuite master with staircase ect - excluding flooring and bathroom suite - for a terrace cottage. A conversion specialist who is organising everything.

I'm in the SE and was quoted £54k for a loft conversion on my bungalow to add a 1 bed with en-suite dormer. It was way over my expectations! I naively thought it would be about £30k so it's off the cards for now sadly.

We paid 50k for full dormer main room with en-suite and small room with double velux windows. We had a few extra costs; roof and chimney repairs.

we are near Oxford.

This was late 2020 and material prices have gone up a lot.

We have just finished our loft conversion on our bungalow - two double bedrooms, a single room (my office atm) and a bathroom.

It has come in at just under £2300 per sqm. This includes everything. From getting the drawings, planning applications, building regs and engineer calculations. This also includes other changes like removing the cold water tank from the loft and replacing with a bigger unvented tank to account for the increased number bathrooms.

I have also included fitting out the bathroom - tiling and UFH. Carpets, other flooring, painting, caulking (a lot of this) and some furnishing have all been included in the cost. Basically, I have included everything that we did.

We are South east.

If it is just the basic build - up to plaster finish(1st fix electrics and plumbing) then I can estimate ours was about £1400 per sqm.
