Adding conservatory to back extension

HennesAndMoritz · 08/05/2022 13:09

Is this possible? A good idea? We have a large back extension that spans the width of the house and French doors onto a patio.

Would it be allowed to add a little glass conservatory to this? If yes, would it be nice?

You may need planning. Loads of people will say don't do it as conservatories on MN are undesirable.
I'm doing exactly the same because I don't want a traditional extension. We back onto a forest and nature reserve and I want to enjoy in obscured views so want mostly glass hence going for a conservatory albeit a decent one. The company I've chosen will apply for planning. It will only be me that uses it if I can keep my two young DS out!

If the house has already been extended you may not have permitted development rights. Your planning authority will have details or the government web site . If you don’t, you need pp. it If you live in a conservation area or green belt or AONB you may well need pp for any extra building.

I wouldn’t unless a) your garden is massive and b) you get to get it triple glazed/as thermally efficient as possible.

In planning terms, conservatories are extensions. Whether you need PP or not will depend on whether you are in a detached or semi detached/terraced property, and the overall rearward projection from the original rear wall of the property (so the existing extension plus the conservatory). There are other factors as well, but this would be hte first thing to check.

It may be that you don't require full PP, but will need to go through a process of submitting a proposal to the Council who then consult with your neighbours and decide whether there would be an adverse impact on your neighbours.

Everything is set out clearly in the attached document - you need to look at the Class A section.
