Saw a similar thread but i have a different scenario.

I offered on a house 2 wks ago & got accepted but sellers haven't found anything yet.

A house I just missed out on previously has come back on. I couldn't view it earlier in the year as the market here was crazy but I've visited the house a few times in passing as I really liked it. The buyer has pulled out & the sellers are keen for a quick sale as they are relocating.

The market is slowing but i'm not convinced if I did offer I would even get the house. Can I offer on another house if offered accepted on another one? Do I talk to the EA & tell them but will that be off putting to the seller? I like the first house & realise Im being crap to them but this second house is just amazing. I also need a quick process as need to move the kids schooling.

Is the same estate agent marketing both houses?

People do it all the time. Do it. Don't tell the EA. I know someone who was progressing two purchases concurrently, and the first to go through was the one she bought. Same conveyancer though for simplicity.

It's no wonder that houses keep coming back on the market with everyone playing silly buggers!! But it's a HUGE purchase, so if you can't beat 'em, join 'em I suppose.

I can't find one I want to buy (that I can afford!), let alone 2.

I do think it's a product of the crazy times. It's very hard to see one house for 1 short viewing & then place your final offer the next day & if you don't it's gone. There is just nothing for sale.

we offered 40k over on one which was already optimistically priced in Feb & didn't get it.

the EAs certainly aren't, another one we bid on had already been "won" by a couple who offered 50k over, they then bid against themselves & went to 70k over. Think the EA thought we would top that as they shouldn't be saying the bids.

The idea of being honourable in the current property market is quite frankly laughable. Not that I have personally done anything dishonourable but it’s every man/woman/dog for themselves right now.

another EA said to us you could offer loads & see what the valuation is & actually I won't be surprised if ones we lost out on sell for less then the final price. I didn't want to play this game as it seemed risky. So bloody stressful!

That’s a fair point actually what’s to stop someone offering enough to be the highest while knowing it’s too much really then just letting the valuation do it’s thing?

I don’t see any harm in it, if they’re selling quickly you have sellers have nothing to lose.

howvee I would check the survey was ok and not the reason for the sale falling through because you’ll be back to are one!

it’s not a done deal until the papers are signed.

@Threetulips when you say check the survey obviously we would do our own one but I assumed the EA wouldn't say why previous buyers pulled out.

I think the estate agent/sellers has to tell you if the survey was the reason they pulled out.
It maybe something you feel you can handle.
