Granny flat - how?

Hi!
We'd like to build something at the end of the garden which is legal to use as an extra bedroom.
Garden rooms are only legal for occasional use as a bedroom, but we want it to add an extra useable bedroom to our property.
Is there some way of doing this without spending £100k building a whole new brick outbuilding?
We'd only need a bedroom, not necessarily a toilet. And no kitchen needed or anything.
How can we do this on a budget? One consideration was a caravan, but our access is too narrow I think!

Is there no capacity to extend the house? From a resale point of view, a stand-alone bedroom at the end of the garden would appeal to few people.

A caravan sounds like a good potential solution; it could be craned in.

We're extending as well, but can only fit on extra bedroom in the extension.
Is there an alternative to a caravan? I haven't found a suitable one yet. But they are legal to sleep in all year round without planning aren't they? As opposed to a garden room. Is there something inbetween?!

Have you looked at adding a wooden lodge? (similar to Hoseasons type)

Bedroom with a bathroom and small kitchen/dining/living area

How would they get to the bathroom and toilet if its just one room in the garden.it will need power, light, heating and water as a minimum.

Building Regulations and planning are different.
You will need BR.
Planning is not so simple. It will depend on the physical size of the building, whether there are any specific restrictions in your area (conservation area, AONB etc), and whether the Council consider the use of the building to be ancillary to the use of the main house or constitute a separate dwelling.

For some reason I'm sure as long as it doesn't have running water going into it, it's doable without it needing being registered.

These are wonderful. But wouldnt these count as garden rooms and be subject to only occassional sleeping rules? We want something which you're allowed to use as a bedroom all year round

Granny really will need a toilet; she won't fancy a dark rainy walk to the house in the middle of the night

Where I live, caravans need pp if static. Garden rooms don’t if 20m or less from the main house. Check your position re a garden room. You can get a very decent one for £25,000.
