What part of London would suit me?

I am going to be moving to London for a year. I'll be living alone, and am far beyond the age of living in a house share. My income is good but isn't outstanding for London... I make about £60k before tax

I really like old buildings. So would ideally like a one bed in a georgian townhouse or edwardian mansion block... but I can dream 😏

I will need to commute to Victoria, but will work from home a few days a week. So might be worth me considering somewhere a bit further out to get more room. Please only areas safe for single women 😊

A Warner flat in Walthamstow would suit you. These are Victorian maisonette. There are many in Walthamstow. Walthamstow Central station is on the Victoria Line of the Tube

Depends how in the thick of it you want to be and how much rent you can afford or want to pay...so anywhere on Victoria line - Highbury is lovely to the north Finsbury Park a bit grittier and affordable but nice. Buses can be a longer commute so stoke newington maybe. To the south Stockwell is ok and can be reasonably priced Pimlico definitely expensive. If you want somewhere less in the thick and pay less rent look south east no tube but great trains into Victoria so Brixton ( tube and train), Herne Hill a bit more older middle class. Dulwich, Penge even as far out as Beckenham. There are old buildings everywhere 😊

Hither Green has the kind of architecture you want and isn't as gritty as some of it's neighbouring areas. I loved it there but not sure how good links are to Victoria. There are buses to Victoria but not sure about train/Tube links.

Ravenscourt Park or Chiswick. Islington. It really depends how far you want to travel. Pimlico might suit too.

Look at the suburban rail lines out of Victoria - Herne Hill, Crystal Palace, Sydenham, Beckenham. Lots of Victorian property there - probably looking at a maisonette rather than a mansion block, but you have more chance of a garden.

We live in a Victorian conversion and it isn’t drafty (double glazing and good insulation), and we can’t hear any of our neighbours unless they are in the garden and we have the windows open (not much you can do about that). Obviously you need to pick your flat well, but plenty of them are fine.

Architecturally, you can find what you want anywhere in London.

So what do you want from an area, apart from safe and easy to commute to Victoria? Do you want green space or would you prefer to be more central with easy access to the west end? What makes you feel at home somewhere?

Clapham is an easy commute to Victoria from Clapham Junction. Lots of period flats in the roads off Lavender Hill.

Blackheath

This famous Georgian terrace on the stunning Blackheath is 2 minutes walk from me. I've come close to buying a flat in this building but price per square foot is too much for me. This comes will lovely big communal gardens.

It's 4 minutes walk from Blackheath station and there are trains every 20 minutes in rush hour to Victoria (28 minute journey)

You walk over the heath to Greenwich park and walk down through the 200 acres past the observatory to the river.

Blackheath village itself has pubs/restaurants/bakeries galore round the corner from the Paragon

Yeah, it’s hard to know without having a specific rental budget to advise you. 60k before tax is a take home of about £3,500/700? So a rental of 2k a month is going to be a steep take out of your income.

Thanks for the all the suggestions. Been busy looking them up on street view.
Blackheath looks lovely, but concerned it is not on a tube line. Pimlico looks fab, but I think it's out of my budget really.

My budget is no more than 1800 a month I should say.
