Where to rent in London? Commute to Holborn

My dd and her boyfriend are moving to London next year. He needs to commute to Holborn and she will work from home. This means they ideally need a flat bigger than 30sqm.

They are on a tight budget for inner london. Ideally they would want to rent somewhere for £1400-1500 but the absolute max would be £1,800pcm.

Any suggestions?

It doesn’t need to be inner London. Holborn is on the central and Piccadilly lines, and they’ll get a lot more for their money, for hardly any extra time, if they look forwards the ends of the tube lines.

Walthamstow. It's not inner London but it's nice and got a lot going on. Easy tube ride to Holborn

Sure. They don’t mind where it is really, but would like somewhere with other young people/stuff going on. They don’t want to live far out on the central line in London Essex

Look West or East along the Central Line. You might be ok going West of Shepherds Bush. Again look East around Mile End. It’s always easier not to change lines.

There is also the Piccadilly Line. You would need to go quite a long way north or west as some of these areas are quite expensive. North would be a better bet for the Piccadilly line. 30m2 is less than 350 sq ft. Most flats are bigger than this. They need to decide if they want one bedroom or two. Two gives more flexibility for home working and this should be possible if they are not too choosy about area.

Walthamstow, Tottenham, Woodgreen, anywhere near a tube really!! Piccadilly line in woodgreen would take him right into Holborn without needing to even swap tubes

Walthamstow is on overground to Liverpool Street. Victoria Line doesn’t go to Holborn. It’s definitely an ok area but not the easiest commute.

Leytonstone, Stratford or Leyton on the Central Line should be fine for that budget .

DD lives in Camden and gets the tube to Holborn.
Camden is a fab area to live in for young people.

She and her bf house share with another couple. They pay about £1400. I don't know what the other couple pay. It's a 4 bed house - they take it in turns to use 2 of the bedrooms for wfh.

@TizerorFizz walthamstow is easy to holborn - Victoria line and then swap at Finsbury park literally cross the platform to Piccadilly line.

Obviously Walthamstow is massive though so if you aren't near the tube it's not convienient

Have a look at Woodberry Down at Manor House - new development with lots of green and great quality flats, about 20min on Piccadilly line to Holborn. I live there (having lived in much worse places!) so if you want more info PM me Smile one bed flat around 1600-1700.

FWIW, I've lived in London since I was 21 (now 26) and lived all over. while I've visited places like Camden I never lived there as always found it very touristy and studenty, and preferred places with a more local vibe. So I'd encourage your daughter to reflect on what sort of place she'd like to live in as of course in London every where has a different feel which suits some but not others Smile how exciting for them!

Do you know in which part of Holborn he will be working. If they can stretch to £1750 I would look at Islington, Clerkenwell and around Kings Cross. Theres loads to do, buses and tubes and could be walkable depending on where he works.

Myself and exh commented for years to Holborn from south London, we used city Thames link and walked across in later years, early on we took the bus. Tulse Hill area. All areas of London have young people!

Where in Holborn is pretty key - if you can walk easily from Tottenham Court Road that opens up the whole Northern Line with lots of young people in Tooting / Balham / Clapham.

When my son first moved to London aged 20, he lived in Tooting and I really liked it. Nice mix of communities, lots of nice artisan stuff mixed in with tons of down to earth stuff - great markets, good flats, tube worked all night and he always got a seat.

Also has both tube and Thaneslink overground, so well connected.
