Hello,

Thought there was a similar thread recently but can't find it & my watch list is not working properly.

Usual story trying to buy a house in this crazy market. Saw one we liked yesterday & need to put an offer over in. EA just told me to sell myself. Pros chainfree, minimum 25% deposit, young family. Do I just add those things in the email offer and how much I like the house?

Yes, write it all down. How much you liked the house, how you can move at their pace, chain free, finances in place and ready to go

get a decent solicitor lined up and mention it in your offer letter

In our experience taking a cute toddler with you helps, although that may only work on elderly ex primary school teachers!

We’re selling our house and I don’t find toddlers cute, in fact I wouldn’t welcome anyone viewing with small children!
we’ll take the best offer but not necessarily the hugest offer but chain free/ cash purchasers.
I find the idea that buyers would write a letter to the seller utter cringe.
This is a business transaction.

We didn't bring the dc, I took the advice & gave some background. I felt like we made a fair offer over asking, I'm a bit hesitant with the ways things are with the economy to throw loads in the ring. 🤞🏼

I think doing your own viewings is becoming less common now.

I found being shown round by an agent much better. I could be more critical about the house to my DH for example.

Well, we’ve had two offers doing our own viewings. The EA has been useless!

When DD bought her house, it went to final bids. She wrote the following in her offer:

FTB
Living with parents, so no notice to give on a rental and therefore could move to suit the speed of the seller
Large deposit
Mortgage In Principle
Had engaged a mortgage broker to assist
Had engaged a good local solicitor
Worked at same NHS trust as seller
was a good, honest, professional person and wouldn't play games

She wasn't the highest offer, but she got the house.
