Our house has been on the market for about two weeks. We've had lots of viewings. Some second viewings. One third viewing! But no-one has offered. I'm thinking that the house must be overpriced but it seems strange that no-one has even put in a lower offer.

We are in London suburbs. Houses we have been interested in have gone for higher than asking. Our house is in a good area, well maintained, and we've had some positive feedback (as well as people who think it's not right for them... fair enough!). Is this is a cost of living thing potentially?

That’s not long OP. I would give it 2 months before you lower the price. It’s still a sellers market.

Does the house have anything unusual about it? Is there anything in the immediate area that could be off-putting for buyers (eg industrial estate / obvious site for high-density future developments / very noisy primary school at the end of the garden etc

2nd viewings are quite unusual these days - 3rd even more so! It suggests that there's lots to like about your house but something is acting as a dealbreaker?

It's not strange - it's exactly what happens when a house is overpriced. Say your house is on at 300k, and somebody with that budget views it but doesn't think it's worth that. Their thought process isn't, "I could buy this house and spend less than I planned to" (which would result in a lower offer) - instead they think, "I'll keep looking for a house that offers more for my budget".

You need to ask the EA for some follow-up/feed-back on the 2nd and 3rd viewings. Return viewings tell you there's definite interest, but you need to know why this isn't resulting in offers. It could be price, or it could be that on the critical follow-up viewings the initial Wow! of the first viewing is being undone by something specific - busy road, poor public transport connections, something that's coming up in internet searches of the area.

Otherwise — quiet street. Great transport links. South facing garden. No looming planning issues.

But — Primary school catchment not the greatest. Maybe it’s that though no-one has mentioned it.

Bedrooms too small means we'd expect bigger bedrooms for the price. Perhaps bedrooms 4&5 don't get much attention at a first viewing.

The school again will affect the price. If they love the house, they might be trying to persuade themselves that the school doesn't need to be an issue - that's easier if it's cheaper than a house by a better school.

Have you looked on Rightmove at the Nearby Sold Prices for other houses that have sold in your street / local area?

It would give you an idea on whether the actual price they sell for is significantly less than your current price (not just the price initially put up by Estate Agents)

Also, I think people are very jumpy at the moment and the market is probably on the point of turning in quite a few areas, so if you are very keen to move I would consider reducing the price.

I think that’s very unusual so something must be smog e.g overvalued. My house had 6 offers in the first week

It could definitely be price. I thought exactly like you, couldn’t understand why people weren’t making low offers if it was overpriced, but they didn’t. We only had to drop it a little in the end and as soon as we did, we had several offers.

It’s the price. We made the same mistake. Dropped it and it sold. No one bothered when it was over priced.

Have you checked the details ? Example, one we looked at, has been on the market for 6 months and is well priced, but the details state that “due to time wasters, if you aren’t in a position to proceed, any offers will be rejected.” Despite having everything ready to go, it put us off even viewing.

I think things have shifted a bit. We are looking to move & everything was offers over & going for much more. Noticed more things reduced or taking longer & fewer offers over. Tbh we have reduced our budget due to cost of living fear so potentially others are thinking the same.
