Opinions on loft lay out

Dear all, hello!

Exactly that really. I would love to have a chill out area up there, my bedroom and a bathroom.

The main bathroom in this london terrace is 2.7x2m and on the first floor. With the loft done it'll be a 2000sq ft 4 bed. I wanted a really spacious one in the loft. I'm not sure I can get that, with a chill space and a big enough bedroom given I want the bedroom to feel quite spacious as it's mine!

I'm toying around with these ideas. Please take a look?

Oh sorry, the dashed line represents the beginning of the slope, but in fact it'll be further into the room by about a metre, so a lot of that upstairs bedroom will be under a slope.

The bathroom in the first one looks dreamy, but the bedroom is too cramped with the sloping ceiling (but then I'm tall). If I had to pick between the two I'd go for the second one. As long as the bathroom is big enough to fit a nice bath and have a skylight or something. Looks lovely!

I wouldn’t want to waste space on a bathroom. I’d want the feeling of floor space I think.
Plus, thinking longer term, a chill out room could be another bedroom. The plan with the chill out room in the middle is effectively oversized hallway!

Or if you intend to use the space as one room - then it could be used by a teenager/young adult, in which case the chill out room in the middle works.

I guess I would think about marketing it further down the line - depending on how long you intend to stay

Yes, oversized hallway, I get that. I want dto be clever ny having a door between the bedroom and the chilling room so that it could open up into one big bedroom, but maybe its trying tp be too clever and just won't work....

And yes, maybe I am over-exaggerating the big bathroom, maybe two bathrooms in the house at 2.8 x 2m is just fine.

Do you actually need the chill out room to be separated or could you have it as a lounge area within the bedroom?

What do you need the break out room for? Personally I can't see the point in that and I'd rather have a large bedroom and bathroom.

Definitely have a bathroom up there - having lived in a house with a downstairs bathroom which drove me up the wall, that would be a must!

I think have bathroom and then do lovely large bedroom with a seating area like a hotel suite? Rather than more walls.

Be aware that building regs will probably require a proper fire door into any habitable room.
