Which house would you choose?

DP and I have just started searching in earnest for a house for us and dd (9). We are probably not going to get either of these houses as there's no offer on our house yet, but I'd be interested in your opinion on which you prefer and why. DP and I have opposing views!

First house has only one bathroom which is 2 floors up from two of the bedrooms. Wouldn’t work for me at all!

House 2 - why does House 1 have such low ceilings? It would feel like you were living in a basement.

My worry with the first is that they didn't buy it that long ago and I'd wonder why they were moving already! They may have a good reason but on paper house 2 still seems a lot nicer!

House 2 - better lounge and kitchen, beautiful garden and kerb appeal.

However, very much more expensive and you get 250m sq extra in the first house. Consider what you could do to it with the money saved before writing it off.

Agree with the others that bedrooms a floor apart won’t appeal to young families - however it may work for your daughter going into her teens to have her own space.

I prefer house 1. The kitchen is much better. I prefer the bathroom layout. And the room layout seems more flexible.

House 2 I don’t like the ground floor layout or the poky kitchen

House 2, I hated having bedrooms on the lower floor . Especially the one I lived in that had no toilet down there

From experience I wouldn’t buy another house that only had one toilet, especially if its in with the bath (unless there was an affordable option of adding one somewhere). It’s really impractical, especially as children become teenagers, and if you have sickness in the house it can be difficult!
Other than the toilet issue I do like the first house and for the price it’s probably better value. I do prefer house number 2 though, far more practical layout, I love the bay window and the drive.
We’re (hopefully) coming to the end of our house hunting as close to exchanging and what I found was that some houses I really liked on paper I really didn’t like when viewing.

I prefer the more expensive house aesthetically and the outlook to the park. However the cheaper house has another bedroom and the potential to make a separate flat underneath, which is very interesting.

House 1 might be difficult if you have another child as you might prefer everyone close rather then a floor apart
