Anyone installed a lantern style skylight in a flat roof?

We're hopefully moving to a property that has a decent size kitchen diner at the back that leads to a semi open plan internal dining room/snug - the rooms are west facing and quite dark.
We don't have the budget to extend or add bifolds as it would mean redoing the whole kitchen.
The kitchen is in an extension with a flat roof so we're thinking to add a lantern style roof light, I've looked at options and the cost of the actual lantern seems to be around £1500 (1.2 x 2m).
Any ideas on cost of fitting it? Any recommendations on type of glass or what colour frame to go with? I've seen blue tint options. I'm thinking white internal frame and black/grey for the exterior. The property is 1930s.

Depends on how much reconstruction the roof needs to the timbers to allow for it...in essence you will need a whole new roof and then covering....I would imagine easily £5 k depending on size

Think which way the sun goes around the house as the direct light through a lantern can be great, or awful and unlike Velux you can't add a blind

This is the only photo of the flat roof, the house has a 160ft garden so it's a shame we just don't have the budget to do a big extension with bifolds as there's space to take from the garden

Well depends on the costs of a new extension but it appears currently it is very expensive.

Having said that, the roof felting already looks knackered so you have to factor in replacing....the roof timbers are often rotten if it has been leaking a while as well

I did exactly this in a renovation a few years back. I sourced the lantern and then The roofer contractor fitted it whilst replacing the roofing felt and adding insulation. It was not expensive in terms of labour (less than £350) but this was pre-brexit so materials significantly cheaper and was part of a bigger works schedule for the roofer who also made adjustments to fit correctly into the existing timbers. I had fittings installed by the roof lantern supplier so I could hang a chandelier from the centre of it also so consider if you might need this when you order. In the first instance I’d get a reliable roofing contractor to come and quote for the work.

I've just had two 2m x 1m rooflights fitted to a roof in similar state to yours. Cost me about £5500 not Inc rooflights. Had cheaper quotes but, with two young children, wanted this done by an experienced builder.

I'm in the NE and lost the flat roof off my 1930's bungalow lounge/kitchen extension in Storm Arwen last November. I bought the bungalow in March 2021 and the seller told me the roof was new in 2019. The lantern was moving around and creaking horribly, I was terrified it was going to be blown off too.

My insurer's finally paid out the £11,500 to replace the roof and repair the ceiling (had fallen in a few days afterwards) but I didn't have the lantern reinstated as the builder said it was past its prime, (I was surprised it was such thin plastic, could have gone at any time in the 78 mph wind).

The builder said most properties with a flat roof now have rooflights, unfortunately I didn't have the money. I also face west and the sun does move round and give enough light in the late afternoon.

How high is the window above it? You may be better to pitch it.
We did this a few years ago and put it skylights.

You can get roof tiles for low pitch but think you need 15 per cent for velux. Transformed the space.

Think it was about £4k and joiner did it all for us. So much warmer now!
