What would you do with this floorplan

We're thinking of buying this house but can't figure out how to rejig the floorplan so we have a bathroom upstairs (usual bath, toilet, sink), and still keep the three bedrooms. The kitchen is also long and thin so we'd be wanting to make it wider, without necessarily doing an extension for now, given the extortionate costs. We're currently thinking knock through into the downstairs bathroom to get the space, but wondering if any other ideas we may have overlooked.

All help much appreciated!

Dimensions are:
Kitchen - 4.9m x 1.8m
Bathroom - 1.8m x1.7m
Living room - 5.4m 3m
Master bedroom - 4.9m x 2.7m
Bedroom 2 - 4.0m x 3.1m
Bedroom 3 - 2.6m x 2.2m

The layout is too awful. Unless it's an absolute bargain for the area, it's not worth it.

The kitchen needs to be moved and the bathroom is downstairs with no where to go upstairs.

Nope I would not touch this property at all.

I think the best you could do with that would be to add an en-suite to the master bedroom but that's not really what you want. I would keep looking

What’s on the bed in picture 8, is that a person?!

If you can slice a bit off the master bedroom that’s how you’d get a bathroom but they’d both be small

The only way to add the bathroom is to take the outside corner space off bedroom 1 reducing it to a little longer than bedroom 2 with a expanded hall/landing
Looks as if there is a structural beam in the lounge, is the wall between the kitchen and bathroom structural or where are the joists for the upstairs resting?

Thanks all for replies so far. Property is cheap for the area as a PP asked, which was why we were considering it but we do agree we'd have to then have much smaller bedrooms upstairs as the compromise. May give up on this one unfortunately, we just really liked the price :-)

Could you put a 2 story extension on the back and increase the sizes of the back bedroom and adding the bathroom. You could then either keep the bathroom downstairs or change it to a utility room.

the challenge obviously would be the cost of extending, so that would be long term rather than immediate

I'd do an en suite in the master bedroom and use that as a main bathroom for now, have a small loo and sink downstairs in the hallway, next to the stairs where the current bathroom door is, taking a small chunk of the old bathroom if needed. Use the rest of the old bathroom to add to the kitchen a bit and use the conservatory as a dining room. Then in the longer term, do an extension. It depends on how many in your family and what ages though.

Really dodgy editing, but id look at putting a door I to a single room made from some of hall, kitchen and bathroom and make it the kitchen.

Upstairs, you would need to cut off the master, turn the door round, and use the back window to make a small bathroom.

Hopefully the combination of description and scribbled photos explain it!

It's a really difficult one to rejig esp if you can't put an extension in. I would keep looking too. I have been watching 'your house, made better' which is absolutely amazing showing what can be achieved but yeah. I think it's that cheap because of the poor layout.

oh, interesting ideas @DarkCorner and @JurasicPerks.

I think doing an ensuite could work as less space needed to be taken out for hallway etc and then as you say do an extension in the future.

Also blocking out current kitchen door and removing current downstairs bathroom would lead to bigger kitchen, but need to consider a downstairs loo for guests if building an ensuite.

It's a tricky layout, isnt it!

Terrible layout, would move on as you'll spend an absolute fortune trying to correct that. It's right next a cemetery too which won't help future resale value.

I think you'd need to move the stairs. There's nothing you can really do with the stairs in their current position.

Turn the stairs so they go up from front door end ? Use current bathroom space to make L shaped kitchen and put bathroom on current landing ?

I don't think it's that bad. It's on a lovely big plot and whilst the layout isn't great it's ok. I wouldn't dismiss it at all. It feels nice and private. I'd probably leave it as it for a while and renovate it later when you can afford it. I'd decorate it though.

This is going to cost a fortune to get it to somewhere near a sensible layout, and those bedrooms are tiny. I'd be wary of purchasing tbh

The layout isn't great, but if the stair run was flipped, you could remove the downstairs bathroom and open up the hall to give you a dining kitchen. Then where the current upstairs landing in, you could form your family bathroom. It does make one of the bedrooms even smaller.
