Where to move SW London

Hi mums

We are a family of 3 looking to buy our first home in SW, W London area. Our first priority is to register our son (3yrs old) in a good school and also being only 30minutes train ride from Waterloo.

We've been looking in the Surbiton area due to the excellent schools and convenient train line but unable to fine a decent 3 bed house within our budget (850K).

I was wondering which town or areas would you recommend for London commuters ( work in the city)
Walton on Thames, Sunbury or further away Maiden Head. Open to hear any other towns...

They did some work on it in 2018. You don’t smell it now and before then it was very occasional on one or two days a year within a very small area near the works!
That's excellent! Pity the estate agents can't put 'Doesn't Smell' on the details!

As far as Raynes Park and its environs are concerned, it would definitely fit your requirements. The state schools are great, including all the single sex secondaries, despite what some people might think. this one in Wimbledon Chase would be perfect. Close to great schools, near 2 stations and nice shops.

Or closer to Raynes Park

Also you could consider New Malden

@Twigthewonderkid But the OP wants 3 double bedrooms and 135 sq m, the Wimbledon Chase one is only 85 sq m with a tiny 3rd bedroom, only 5'7" wide - you'd need to do a loft conversion to get what she wants. I like the New Malden House though Elm Rd is a busy road with a level crossing at the other end - not a bad route into Kingston from the end the house is at.

@Timeforanewoneofthese thank for your advice. We actually taught about Berryland but found out that trains are slower compared to Surbiton. Which roads would you recommend around Berryland?

It’s a very easy cycle to Surbiton station or jump on a bus for a few minutes.
Must admit DH now goes from Berrylands tho and just factors it in.

In terms of the roads in Berrylands, really they are all fine, possibly Beresford and Elmbridge are slightly tattier but essentially all of Berrylands is becoming a middle class enclave of refugees from Surbiton town centre/river roads so all the roads are basically fine. The “best” roads are Pine Hill, Pine Walk and Berrylands but probably out of your price range now. Pembroke/The Crest/The Ridge/Chiltern Drive all fine, Grand Avenue and the roads between Grand and Raeburn are fine, Raeburn Avenue itself is slightly busier. The closer to King Charles Rd you are the more expensive it becomes. But it’s all basically lovely with a nice sense of community and lots to do.

Have you considered Esher? We love it here good state and private schools, fairly quick into Waterloo, close to Kingston and Hampton court. This is easily in budget

There are a lot of great suggestions on this thread with some lovely areas. I won't add too much more apart from addressing one of the comments earlier about Raynes Park.

It's definitely not grotty, and the parts of it near the station and on the side where the high street is technically counts as West Wimbledon. There are some lovely and super pricey houses there as you head towards Wimbledon Village or the Common area. And as you go towards Kingston on Coombe Lane - you come to the super posh Coombe Estate where you're looking at several £m for a properly large detached house.

The issue as with any search is trying to balance what you get. What the OP wants is what most families want, i.e. large size of house, good sized garden, proximity to good state schools. And for anything that ticks those boxes the price is obviously going to go up. It gets less fancy as you move towards the Morden/Merton Park ends but that's where her budget will take her.

Or take the decision to move out properly to Epsom/Ewell/Esher/Claygate/Hinchley Wood where you get more house for your money, but the travel costs are greater. RP is Zone 4 with a regular service and these areas all fall outside of the core zones I think, with much less frequent trains.
