How much to replace/ repair extractor fan in bathroom?

I am buying a ground floor flat.

During the survey, the surveyor couldn't get the extractor fan to work.

The property is currently unoccupied, so there was no-one there to confirm whether or not it worked.

If it is broken, how much will this cost to fix?

Probably about £120-150 to get an electrician to come and do it. They usually have an isolator switch. Maybe that was turned off and that’s why it didn’t work.

I think we paid about £150, it was three years ago we had the whole bathroom done, so can't remember exactly, the first one the plumber put in was useless so he replaced it with one that is very strong and has a timer, it runs for thirty minutes after you switch it off and massively reduces any chance of mould. Well worth the bit extra. IMO

Because there is one already there at most it will just need replacing, a new one from Screwfix will be about £50 - £150 depending on what type, then it just needs fitting which I wouldn't have thought would be too much money as everything is there ready like the hole in wall and electrics or you can fit it yourself. It could be something as simple as the fuse but its a bit hard to know without testing it. We have one in the kitchen which didn't work too well and DH just bought a new one from Screwfix and swopped them over

We paid a bit over the odds, but the electrician was completely transparent with cost, what type of fan he was using, etc. He also had to replace the extractor pipe in the loft that runs from the bathroom fan to outside, which is a simple, cheap job to do but other electricians we asked to quote weren't including it in their quote. We paid £275 all in. The fan needed to be decent as we were getting mould with the existing (cheap as chips) fan. Probs about £75 over paid but he was efficient, helpful and thorough. Plus, it was 6 months ago when getting anyone to do anything was a nightmare. No mould since 👍

When the time comes, post a photo if the old one, and the external vent, and the switch.

Some are considerably better than others.

It's highly possible that the isolator switch for the fan was 'off'. We switch ours on and off every day (to stop noisy fan running). It was noted on surveyors report as 'not working'....it was actually turned off!.....still works 10 years later!
